Job Responsibility:
Assist in conducting valuations of PBSA and flex living assets using income, cost, and comparable methodologies tailored to alternative residential sectors
Support the preparation of valuation reports, feasibility studies, and investment appraisals under senior supervision
Contribute to acquisition due diligence processes, portfolio reviews, and strategic asset planning for institutional clients through detailed financial modelling and market analysis
Conduct market research on PBSA and flex living sectors across key European cities, gathering data on supply pipelines, demand drivers, rental growth patterns, and operational performance metrics
Assist in preparing market intelligence reports and contribute research support to JLL publications
Monitor regulatory developments affecting student housing and build-to-rent sectors
Build and maintain detailed financial models for asset valuations and investment appraisals
Analyze comparable transactions, rental data, and operational performance metrics
Support the development of cash flow projections and sensitivity analyses for various investment scenarios
Ensure accuracy and consistency of financial outputs across client deliverables
Participate in client meetings and presentations alongside senior team members
Assist in preparing pitch materials and client proposals
Support relationship management activities with institutional investors, private equity funds, and lending institutions
Contribute to new business development initiatives through research and proposal preparation
Assist in evaluating investment risks including operational performance, regulatory compliance, planning constraints, and market cyclicality
Support loan security valuations for lending institutions and contribute to ongoing portfolio monitoring services
Research ESG considerations and sustainability factors impacting asset performance
Work collaboratively with colleagues across different experience levels and service lines across EMEA
Participate in internal training programs and professional development initiatives
Contribute to knowledge sharing and best practice development within the team
Requirements:
3+ years experience in property valuations with demonstrable knowledge of income, cost, and comparable methodologies
Strong understanding of development appraisal principles and ability to articulate valuation approaches confidently to clients
Background in Purpose-Built Student Accommodation (PBSA) and flex living sectors preferred
Advanced Excel proficiency with experience building detailed financial models for asset valuations and investment appraisals
Strong grasp of financial data analysis, comparable transactions, and rental market metrics
Confident presentation skills with ability to participate meaningfully in client meetings and pitch presentations
Fluent in both French and English (essential for this EMEA-focused role)
