Job Description

We are looking for a skilled and detail-oriented Union Operating Engineer to join our client's Class-A office facility in New York, where you will be responsible for ensuring efficient operation and maintenance of all building systems while maintaining a safe, clean work environment and performing comprehensive preventative and corrective maintenance tasks. This position offers an excellent opportunity to work with Local Union 94 in a premier commercial real estate setting.

Job Responsibility

  • Maintain a safe and clean work environment by adhering to company policies and standards
  • Ensure all safety procedures are followed and report any hazards immediately
  • Conduct regular assessments and rounds of all building systems to ensure optimal performance
  • Identify potential issues and proactively implement solutions
  • Perform preventive and corrective maintenance on building equipment and systems
  • Ensure timely and accurate completion of all maintenance tasks to prevent system downtime
  • Perform minor painting tasks and assist with general housekeeping to maintain facility aesthetics and functionality
  • Monitor and maintain air conditioning, refrigeration, and chilled water equipment
  • Diagnose and repair any issues to ensure efficient operation
  • Maintain and repair hot water heaters, pumps, valves, piping, and filters to ensure consistent water supply
  • Respond to and perform services for tenants as requested in a timely and professional manner
  • Troubleshoot and diagnose issues with new system installations to ensure proper operation and integration
  • Ensure systems are operated and maintained in compliance with local, state, county, or federal codes
  • Maintain necessary documentation and records for compliance purposes

Requirements

  • 3+ years of operating/building engineering experience in a commercial setting
  • Must possess the following certifications: S12, S13, A35, and P98
  • Strong knowledge of building systems, maintenance procedures, and troubleshooting techniques
  • Attention to detail and a proactive approach to problem-solving
  • Ability to handle physical tasks and operate various tools and equipment
  • Candidates must be authorized to work in the United States without sponsorship
