Job Description

We are looking for a detail-oriented Title Processor to support real estate closing activities for a Contract position based in Knoxville, Tennessee. This role focuses on preparing title-related documentation, coordinating with clients and stakeholders, and helping move files efficiently from review through closing. The ideal candidate brings strong knowledge of title clearance, payoff coordination, and closing documentation while maintaining clear and timely communication throughout the process.

Job Responsibility

  • Manage title files from opening through closing, ensuring each step is completed accurately and on schedule.
  • Review commitments, identify issues that must be resolved, and coordinate title clearing activities to keep transactions progressing.
  • Obtain and verify payoff information, HOA details, and other required items needed to finalize closing packages.
  • Prepare, review, and organize key closing documents, including HUD-1 statements, Closing Disclosures, and supporting file materials.
  • Communicate with clients, lenders, agents, and internal team members to provide updates, answer questions, and resolve outstanding matters.
  • Maintain accurate records within Qualia and ensure all file information is current, complete, and properly documented.
  • Assemble final closing packages and confirm documents are ready for execution and post-closing follow-up.

Requirements

  • MUST HAVE PRIOR Experience working in title processing, title closing, or a closely related real estate transaction role.
  • Practical knowledge of title commitments, title clearing, payoff coordination, and HOA-related documentation.
  • Hands-on familiarity with Qualia or similar title and closing software platforms.
  • Ability to prepare and review HUD-1 statements, Closing Disclosures, and complete closing packages with strong attention to detail.
  • Strong verbal and written communication skills for effective client and stakeholder interaction.
  • Ability to manage multiple files at once while meeting deadlines in a fast-paced environment.

  • Respond to servicing and operational inquiries, resolve routine loan issues, and process both financial and non-financial loan maintenance requests, including debit and credit transactions with awareness of general ledger impact
