The Facilities Substation Operations Supervisor (OS) is responsible for the overall direction, coordination, implementation, execution, and completion of facilities substation projects and operations ensuring consistency with ComEd’s strategy, commitments and goals. Projects include, but are not limited to, roof repairs and replacements, pavement repairs and replacements, HVAC system repairs and replacements, sump pump repairs and replacements, fence / gate / gate operator repairs and replacements, façade repairs and replacements, crane maintenance and summer and winter readiness programs.
Job Responsibility:
Lead the planning and implementation of all assigned projects
Provide field verification of onsite conditions
Provide site assessment and project recommendations
Facilitate the definition of project scope, goals and deliverables
Define project tasks and resource requirements
Develop scope and bid documentation
Assemble and coordinate project staff, project contractors and vendors
Develop, document and maintain project schedules and document project deliverables
Manage day to day operational aspects of project and scope. Must be able to disarm station fire systems and security systems during work shift. Must be able to fill out and review Safe Work Plan and Safety Briefing with work crews on a daily basis.
Must be knowledgeable of all applicable ComEd work procedures, safety rules, Local 15 work practices, OSHA safety requirements
Generation and maintenance of all project documents
Manage project resource allocation
Provide overall direction and support to project team
Constantly monitor and report on progress of the project to all stakeholders
Implement and manage project changes and interventions to achieve project goals
Provide project contract administration
Manage and document project budget, including appropriate accounting codes / code block documentation
Develop and maintain project punch list through completion
Perform all work using the proper safety equipment and in a safe manner. Ensure that all vendors are contractors perform work in a safe manner. Must be able to modify work practices to avoid conflicts and safety issues with site constraints. Report safety issues to supervisor.
Complete all required training and safety programs.
Tracks and reports time worked in accordance with account policies and procedures.
Must be available 24/7. Must be available to job site report by 5:00 am and stay until released, as required. Weekend work occasionally.
Complies with all purchasing and receiving policies and procedures.
Reports property issues that are not within direct responsibility to supervisor or call center team.
Special projects and other functions as required by manager or client.
Requirements:
High school diploma or GED
Minimum of 8 years industry experience required either in the corporate environment, third party service provider or as a consultant
Strong organizational and management skills
ability to meet deadlines
Strong interpersonal and supervisory skills
Experience in matrix management organization desirable
Working knowledge of the following trades: roofing, plumbing, fencing and gate controls, HVAC, fire protection systems, electrical, pedestrian and overhead doors, windows, cranes, pest control, elevators, grading and excavation, masonry, carpentry, landscaping
Knowledge of local codes and regulations
Good interpersonal skills and a positive team attitude
Familiarity with computers and operations and office automation applications, including Microsoft Office
Strong customer service orientation
Excellent verbal and written communication skills
While performing the duties of this job, the employee is regularly required to walk long distances to cover property portfolio. The employee must frequently lift and/or move up to 50 pounds and occasionally lift and/or move up to 100 pounds.
