Requirements

  • Perform general and preventative maintenance on HVAC systems
  • Ensure that all installations are done in accordance to the set standards
  • Make sure that any loose wires are connected and secured properly
  • Perform checks on motors and belts and handle lubrication whenever required
  • Change filters and replace any parts as they wear out
  • Repair motors and checking alignment of pump and motors
  • Preparing 52 week and shift schedule for team and following the same
  • Carrying out load calculation to know the number of chillers to run at once
  • Calculating chiller, pump consumptions, BTU consumption of various clients
  • Documenting all records of chillers, pumps, AHU, exhausts etc.
  • Maintaining the ventilation of kitchen, car parking, toilet exhaust
  • Preparing daily & monthly checklists. Assigning daily work to technicians
  • Know the installation of BTU meter and servicing
  • Preparing MMR points/updates for HVAC
  • Preparing indent request for HVAC
  • Preparing Chart of BTU and electric monthly consumption
  • Order any supplies or equipment needed for HVAC maintenance or installation as needed
  • Ensure availability of all items needed for an HVAC project
  • Respond to emergency situations in order to resolve issues on an immediate basis
  • Handle maintenance of tools and equipment
  • Replace faulty or expired parts in an HVAC system
  • Fabricate parts in case parts are not readily available
  • Determine need for upgrading HVAC systems and take measures to take necessary actions
  • Ensure BMS is functional and updated regularly
  • Ensure AMC vendor performs periodical Maintenance and checks as specified in the contract
  • Prepare shift schedule and Planned leave of HVAC Team
  • Monitor and maintain record of BTU reading and update in the Billing format on monthly basis
  • Plan and organize Training of Technicians
  • Maintain a record and update of Training conducted by all Teams in the Monthly Management Review of JLL Overview
  • Key management of RGA Tech Park and ensuring Regular checking and maintaining Record
  • Be Part of the Team of Handing Taking Over Team and ensure HVAC assets are properly accounted for
  • Be responsible for HVAC related issues during Fit out of Tenants
