Job Description:

We are currently seeking an experienced and driven Freelance Site Manager to oversee a new build residential development in Winsford. As the No.1 on-site, you will be responsible for driving the project forward from groundwork through to final handover. We are looking for someone with a strong background in traditional new build housing who can maintain high standards of health and safety, quality, and program delivery.

Job Responsibility:

  • Take full operational control of the site, ensuring the project is delivered on time and within budget
  • Manage and coordinate all subcontractors and direct trades on site
  • Enforce strict Health & Safety protocols, conducting regular site inductions and toolbox talks
  • Maintain accurate site records, diaries, and progress reports
  • Oversee quality control, ensuring all work meets NHBC/LABC standards and customer expectations
  • Liaise closely with the Contracts Manager, commercial team, and external stakeholders

Requirements:

  • Proven track record as a Site Manager on new build residential projects (ideally with volume housebuilders or regional developers)
  • SMSTS (Site Management Safety Training Scheme)
  • CSCS Black Card (Management)
  • First Aid at Work (Valid)
  • Strong understanding of NHBC standards and UK Building Regulations
  • Candidates must be eligible to live and work in the UK

  • Establish and check reporting for Head Office and, according to the Project Manager’s directives, to Client
  • Organize any valuable action to prevent interruptions to erection activities, to reduce delays in work schedule, and bring costs back to budget levels
  • Prepare the Site final report
