Own a construction-draw portfolio at Tandem Servicing, Rain City's servicing partner. Manage draws end-to-end, work directly with borrowers and underwriting, and keep risk in check across active builds.
Job Responsibility
Manage assigned portfolio of loans with emphasis on customer service, quality assurance, and collaboration
Manage and oversee the construction draw process from initiation to completion
Review draw requests, ensuring accuracy and alignment with the budget and project timeline
Coordinate inspections to verify project progress and confirm draw eligibility
Maintain detailed documentation for all draw transactions
Work with borrowers and underwriting on budget realignments and loan modifications
Ensure compliance with loan terms, regulatory requirements, and internal policies
Provide periodic reports on project status, budgets, and funding disbursements
Collaborate with underwriting, loan servicing, and risk management teams
Monitor portfolio for projects at risk
Coordinate disaster inspections and borrower outreach
Track and follow-up on property violations
Process payments and return payments
Reach out to past due clients
Proactively report at risk accounts to Special Credits Team
Work with borrowers to ensure exit plan or extension approved prior to maturity
Submit extensions to Underwriting and Note Buyers for approval
Generate, send, and track extension agreements
Input new extension terms into servicing system
Make risk based decisions
Requirements
Bachelor's degree in Business, Finance, Construction Management, or a related field preferred
5+ years of experience in loan servicing, construction lending, draw processes, and inspection protocols
Ground up construction experience a plus
Commitment to building relationships with customers, vendors, team members and investors
Strong analytical and problem-solving skills
Excellent communication and interpersonal skills
Understanding of lien waivers, change orders, and construction progress evaluations
A willingness to hustle, learn, and adapt quickly to working in a fast-paced, fluid environment
Able to maintain composure in stressful situations including dealing with difficult customers
Proficiency in loan servicing software and Microsoft Office Suite (Teams, Excel, Word, etc.)
