ATI Physical Therapy is seeking a highly capable Senior Real Estate Analyst to support the Real Estate and Corporate Finance teams with financial analysis, reporting, and data-driven insights across ATI’s 850+ clinic portfolio. This role supports new clinic development, lease actions, and capital initiatives by preparing standardized financial models, maintaining reporting tools, and ensuring data accuracy throughout the real estate lifecycle.
Job Responsibility:
Prepare and maintain financial underwriting models for new clinic openings, relocations, remodels, and lease actions using Finance-approved templates and assumptions
Develop scenario and sensitivity analyses in collaboration with Real Estate and Corporate Finance leadership
Prepare post-opening performance reports comparing actual results to underwriting assumptions and highlighting variances
Compile portfolio-level summaries related to rent, occupancy costs, and capital deployment
Support annual and rolling CapEx planning processes in partnership with Corporate Finance, Accounting, & Operations
Maintain capital tracking and reporting tools, summarizing spend versus approved budgets
Identify data inconsistencies, timing issues, or variances and escalate appropriately
Prepare standardized financial exhibits, summaries, and supporting materials for Real Estate Committee and senior leadership meetings
Maintain Salesforce real estate pipeline data, ensuring accuracy, timeliness, and reporting consistency
Produce recurring and ad hoc reports providing visibility into development, lease activity, and capital deployment
Support site evaluation and market prioritization through demographic, trade area, and competitive analysis
Maintain GIS datasets and prepare visualizations that support financial and portfolio analysis
Conduct limited travel to support market validation, trade area observation, and portfolio review activities
Provide analytical support for relocations, remodels, and renewals
Requirements:
Bachelor’s degree or comparable professional certification or experience in Finance, Business, Economics, Real Estate, or a related analytical field
4–6+ years of experience in financial analysis, reporting, real estate analytics, or a related role
Strong Excel and analytical capabilities
Demonstrated ability to manage complex analyses independently within defined frameworks
Proven ability to collaborate effectively across Finance, Operations, and Real Estate teams
Advanced Excel and financial analysis skills
Working knowledge of real estate and/or capital planning financial concepts & metrics
Ability to prepare clear, executive-ready analytical summaries
Strong written and verbal communication skills
Highly organized, detail-oriented, and able to manage competing priorities
Collaborative mindset with a strong execution focus
Nice to have:
Graduate-level coursework in finance, analytics, or strategy
Experience supporting development, capital projects, or multi-site portfolios
Familiarity with Salesforce, GIS platforms, or real estate analytics tools
