Job Description:

Manage all cost-related items for Build Projects to minimise expenses while maintaining quality standards. Prepare budgets, analyse tenders, and manage relationships with suppliers and subcontractors. Oversee the preparation of documents, valuations, reconciliations, and end-of-project audits. Collaborate with technical, legal, and local authorities and assist junior staff in survey preparation and negotiations.

Job Responsibility:

To manage all cost relating items to the Build Project
To minimise cost of a project and enhance value for money, whilst still achieving the required standards of quality
To prepare budgets for the Region and to monitor throughout the course of projects to include monthly valuations and assessment of materials on current sites
To critically analyse and monitor preliminary and maintenance expenditure for the Region
Prepare schedules to send out to tender, analyse tenders and recommend to management the preferred suppliers
Source local suppliers and negotiate beneficial terms
Suggest to group buying alternative sources within the Region
Prepare budget costs, documents and monitor through to completion of works
Liaise with site agents to cater for problems/shortfalls or theft of materials on site
Check all invoices to ensure they are in accordance with delivery tickets/orders
Liaise closely with Head Office to ensure national agreements are utilised
Compare rates of orders
Prepare schedules in a readable/usable format
Prepare and price sales extras and incentives
Send documents out for tender to sub-contractors/material suppliers
Analyse tenders and recommend preferred subcontractors/suppliers to management
Negotiate/Place orders with sub-contractors or suppliers
Prepare interim valuations and payments
Attend subcontractor/site meetings
Complete and authorise required documentation (e.g., invoices, payments)
Perform cost to value reconciliations
Complete month end valuations
Carry out bank valuations/materials on site assessments
Monitor maintenance cost/reporting monthly against budget plan/material acquisitions
Assist in checking sales brochures and related materials
Assist in completing year-end audits and accounts
Assist in the preparation and submission of land appraisals
Prepare costings for sales extras/incentives for Sales Department
Liaise with the Local Authority and Legal Teams for sectional agreements
Oversee surveyors/assistant surveyors and provide guidance when needed
Agree final accounts with subcontractors/suppliers/housing associations
Liaise with Technical Manager prior to and during project execution
Prepare buying gain sheets
Produce cost-to-complete exercises for projects

Requirements:

House building experience
Sound construction background and practical knowledge
IT Literate - Windows & Excel
Good telephone manner
Good communication both verbal and written
Good interpersonal and negotiating skills
Good organisation and prioritisation skills
Ability to efficiently carry out duties and instructions from Senior Staff
Ability to perform premeasure & remeasures of work packages when required
Scheduling of materials prior to procurement
Use of COINS accounting system
