Job Description

Join JLL's Property Management team in Victoria and play a pivotal role in delivering exceptional service to our clients whilst maximising property performance. We are seeking a Senior Property Manager to oversee the day-to-day operations, financial performance, and tenant relations for our assigned commercial real estate portfolio. This is an excellent opportunity to work with a market-leading organisation whilst ensuring properties are maintained to the highest standards and maximising occupancy, tenant satisfaction, and net operating income.

Job Responsibility

  • Prepare and manage annual operating budgets and capital expenditure plans
  • Monitor monthly financial performance and provide variance analysis
  • Oversee rent collection and delinquency management
  • Review and approve operating expenses within delegated authority
  • Identify cost reduction opportunities and implement efficiency measures
  • Maintain positive tenant relationships as primary operational contact
  • Coordinate tenant move-ins, move-outs, and space modifications
  • Support leasing efforts and maintain property presentation standards
  • Manage tenant retention initiatives and renewal negotiations
  • Assist with market rent reviews and lease assignments
  • Manage all licences, including car park and storage facilities
  • Ensure regular property inspections and maintenance compliance with Australian standards
  • Collaborate with Facility Managers on service contracts and maintenance programs
  • Maintain accurate property records and documentation
  • Coordinate insurance compliance and claims processing
  • Implement emergency procedures and business continuity plans

Requirements

  • Valid Victorian Agents Representative licence or Real Estate Licence required
  • Minimum 5 years' experience in commercial real estate
  • Strong analytical and problem-solving abilities
  • Excellent organisational skills with attention to detail
  • Ability to manage multiple priorities and meet deadlines
  • Professional demeanour with exceptional communication skills
  • Proficiency in MS Word, PowerPoint, and Excel
  • Proactive approach to customer service and issue resolution
