We're seeking an experienced Senior Property Manager to join our Property & Asset Management team in Victoria. This is an exceptional opportunity to manage a prestigious portfolio of 4 inner-city commercial assets for a key national client, where you'll play a pivotal role in optimising property performance and adding significant value to our client's investment. Reporting to the National Commercial Portfolio Manager, you'll be the primary point of contact for all landlord and tenant communications whilst focusing on maximising rental income, controlling expenditure, and delivering strategic property management solutions.
Job Responsibility:
Prepare detailed asset plans, annual budgets, and comprehensive financial reports
Identify value-add opportunities and implement cost management strategies
Oversee outgoings audits and prepare tenant adjustment letters and invoices
Monitor rental payments, manage arrears, and provide client recommendations
Build and maintain strong relationships with tenants to drive retention
Develop and implement high-quality lease renewal strategies
Manage critical lease dates including rent reviews, option dates, and insurance requirements
Conduct regular tenant meetings and communications
Collaborate with facilities managers to address property and facility-related issues
Ensure all lease obligations and risk management strategies are met
Complete regular property inspections to maintain high presentation standards
Manage contractor performance and service delivery
Advise owners on major risks, workplace health and safety issues
Assist with capital expenditure recommendations and fit-out projects
Prepare monthly commentary and operational reports for clients
Requirements:
Victorian Agent's Representative Licence or Real Estate Licence
Minimum 3 years' experience as a Senior Property Manager in commercial property
Valid driver's licence and own vehicle
Proficiency in Excel, Word, and PowerPoint
Strong decision-making abilities with a focus on problem resolution
Excellent written and verbal communication skills
Exceptional attention to detail and organisational capabilities
Proven ability to build relationships quickly
