Job Responsibility:
Lead macro-level feasibility studies, including market analysis, gross development value (GDV) projections, and risk-reward modeling.
Define the project’s strategic vision and brand positioning in collaboration with the Marketing and C-suite teams.
Spearhead the master planning phase, ensuring optimal land utilization and sustainable architectural integration.
Act as the lead representative in negotiations with government bodies, local councils, and utility providers to expedite complex approvals.
Manage and mentor a team of Project Managers and Assistant PMs, fostering a culture of technical excellence and accountability.
Oversee the selection and performance of tier-1 consultants and international design firms.
Ownership of the Project P&L
you are responsible for optimizing margins through sophisticated value engineering without compromising quality.
Approve major procurement strategies and high-value contract awards.
Monitor global material price trends and supply chain risks to implement proactive hedging or procurement strategies.
Standardize Project Management Office (PMO) protocols across multiple sites to ensure uniform reporting and quality.
Requirements:
Experience: 12+ years in property development or construction management, with a proven track record of delivering at least 2–3 high-value projects (e.g., high-rise residential, Grade-A offices, or integrated townships) from end-to-end.
Education: Degree in Civil Engineering, Architecture, or Construction Management.
Strong command of project management software
Exceptional leadership skills with the ability to influence at the Board level.
Deep understanding of the Malaysian National Land Code, Street, Drainage and Building Act, and CIDB regulations.
