The Senior Operations Manager for Critical Facilities will serve as the single point of contact responsible for managing mission-critical facility operations and campus facility operations. This role will work directly with Director of Critical Environments, Operations Manager Critical Environments, Chief Engineer Critical Environments, Sr. Facility Manager and the Corporate Real Estate team to ensure delivery of exceptional facility management services in a 100%-uptime environment. The Senior Operations Manager will coordinate tenant requirements and oversee service delivery to maintain optimal facility performance and client satisfaction.
Job Responsibility:
Oversee daily operations of critical facility infrastructure and campus buildings including power systems, ATS, UPS PDUs, cooling systems, HVAC, fire/life safety systems, generators, plumbing, BMS systems and water treatment
Maintain preventative maintenance programs, review and update critical assets and base building assets to maintain accuracy to ensure continuous uptime of critical facility components
Review, analyze, and optimize critical systems performance with the Operations Manager & Chief Engineer and holding weekly team meetings
Maintain emergency response protocols for critical facility incidents and base building incidents
Oversee and maintain the JLL JCAP compliance program review all information and keeping current electronic and paper logbook binders
Oversee all mandatory JLL HSSEQ training and record keeping for the team
Maintain the CE, Critical Environments, SharePoint working folders, updating the reviewing all information monthly
Oversee and manage the critical facilities qualification program for all engineers
Maintain the reference library and digital working folders
Ensure regulatory compliance with applicable codes and standards for critical facilities
Create and review MOPs and MCS documents and enter into the BNSF Service Now CAB approval program and present on the BNSF CAB leadership calls on Tuesday and Thursday
Manage technical staff assuring their success in the JLL culture
Complete all mid-year annual employee reviews
Complete and maintain a succession plan for the critical environments team
Review and update the team success plan as needed
Support the Director of Critical Facilities in implementing short and long-term critical infrastructure projects
Develop and maintain strong relationships with clients, vendors, and internal stakeholders
Develop and implement innovative programs and procedures that reduce operating costs and increase productivity
Work with Director of Critical Facilities, Operations Manager and the Sr. Facility Manager to develop and manage the operation budget and capital budgets
Assist Sr. Facility Manager with monthly variance reporting on operating budgets
Prepare and deliver appropriate monthly/quarterly/annual reporting for client as requested
Assist with developing and implementing annual capital planning and the long-range capital planning for all critical and general office building equipment
Requirements:
Minimum of 7 to 10 years of experience in critical facilities operations and management
Experience in matrix management organizations desirable
Background in data center, healthcare, or other mission-critical facility management preferred
Bachelor's degree or equivalent work experience with management/technical emphasis
Must have a strong knowledge and understanding of one-line drawings and the ability to interpret blueprints and CAD drawings
Preferred knowledge of AutoCAD
Must have knowledge in life cycle analysis of critical and non-critical assets
Strong knowledge of critical facility systems (electrical, mechanical, HVAC, plumbing, BMS, fire life safety systems, suppression gas systems, water detection systems, VESDA systems)
Understanding of reliability, redundancy, and uptime requirements for mission-critical environments for the client
Strong organizational and management capabilities must be able to multitask
Excellent interpersonal and supervisory skills
Superior verbal and written communication skills
Have a proven track record in maintain and managing the operation and capital budgets
Proficient in MS Office, MS SharePoint, Excel, Smart Sheet and facility management CMMS software
Candidates must be authorized to work in the United States without sponsorship
