As a Senior Operating Engineer, you'll be the technical expert responsible for maintaining and optimizing building systems across our commercial property portfolio. This hands-on role combines preventive maintenance, troubleshooting, and repair work across mechanical, electrical, plumbing, HVAC, building automation, and various other critical building systems. You'll work independently to keep our properties operating at peak performance while identifying energy-saving opportunities and ensuring all work meets JLL standards. This position is essential to delivering exceptional facility operations and maintaining the high-quality environments our clients expect.
Job Responsibility:
Perform preventive maintenance and repairs on HVAC systems, water chillers, pumps, motors, air handlers, and building automation/controls systems to maintain optimal building performance
Diagnose and troubleshoot mechanical, electrical, and plumbing issues, completing repairs independently with minimal supervision
Conduct routine inspections of building interiors, exteriors, roofing systems, lighting, and grounds to identify maintenance needs before they become problems
Identify and recommend energy efficiency improvements through system upgrades and operational changes that reduce consumption
Manage work orders using CMMS technology, documenting all maintenance activities and ensuring timely completion
Collaborate daily with team members, contractors, building occupants, and clients through in-person interactions, phone calls, and email communication
Assist with general building maintenance tasks and support other trades as needed to ensure comprehensive facility operations
Requirements:
Minimum 2 years of hands-on technical experience in building engineering with strong expertise in at least one craft area (packaged HVAC, plumbing, electrical equipment repair, or general building maintenance)
Valid state driver's license in good standing
High school diploma or GED
Demonstrated ability to diagnose, troubleshoot, and repair commercial HVAC systems, plumbing, and electrical systems using industry-standard tools and following all applicable codes and regulations
Proficiency with computers, Microsoft Office Suite, web-based applications, and handheld electronic devices (tablets, laptops, smartphones)
Strong written and verbal communication skills with the ability to manage relationships effectively across diverse stakeholders
Physical capability to lift up to 50 pounds regularly, occasionally lift up to 100 pounds, climb ladders up to 30 feet, and work in varying environmental conditions including outdoors, mechanical rooms, and extreme weather
Nice to have:
Working knowledge of MEP/HVAC system design and application principles
Experience using Computerized Maintenance Management Systems (CMMS) for work order tracking and management
Universal EPA 608 Certification for refrigerant handling
Familiarity with building automation and controls systems
Self-motivated with strong interpersonal skills and a collaborative, positive attitude
