The Senior Maintenance Technician reports to the Facility Maintenance Supervisor and serves as the senior technical resource and on-the-floor lead for daily maintenance activities supporting the St. Paul Corporate Headquarters campus. This role is primarily hands-on and does not include formal supervisory or HR responsibilities. The position provides technical expertise, day-to-day work coordination, contractor support, and operational continuity to ensure the safe, reliable, and efficient operation of building systems, laboratory equipment, and campus infrastructure.
Job Responsibility
Perform advanced preventive maintenance, troubleshooting, repairs, and upgrades on building systems and process equipment, including HVAC systems
Laboratory fume hoods
Heat recovery systems
Boilers, chillers, and cooling towers
Emergency generators

Plumbing and piping systems
Building automation and process control systems
Manage and maintain campus HVAC and security systems to ensure optimal performance and reliability
Independently diagnose and resolve complex maintenance issues using technical expertise, diagnostic tools, and available system data
Serve as the technical escalation point for difficult troubleshooting and equipment failures
Identify opportunities to improve equipment reliability, energy efficiency, and overall facility performance
Promote a strong maintenance culture focused on safety, teamwork, continuous improvement, and operational excellence
Ensure all maintenance activities are performed safely, efficiently, and in compliance with company policies, regulatory requirements, and established procedures
Identify facility improvement projects that protect company assets and improve operational performance
Support contractor selection, coordination, and oversight as directed by the Facility Maintenance Supervisor
Solicit vendor proposals and manage contractor activities to ensure quality, safety, and project completion
Provide technical expertise during project planning, execution, commissioning, and startup activities
Participate in continuous improvement initiatives that enhance facility reliability, efficiency, and sustainability
Support daily maintenance planning and work coordination to optimize resource utilization and safe work execution
Review and prioritize maintenance work orders to ensure timely completion
Coordinate and redirect daily work activities as directed by the Facility Maintenance Supervisor
Provide operational continuity during supervisor absences while maintaining the role's non-supervisory nature
Escalate staffing, performance, disciplinary, and policy-related matters to the Facility Maintenance Supervisor
Requirements
High School Diploma or GED required
Associate degree in a maintenance-related field, technical certification, or equivalent trade training preferred
Minimum 8 years of hands-on industrial, commercial, or facility maintenance experience
Previous experience supporting corporate headquarters, laboratory, or research facilities preferred
Minnesota State Chief Class C Boiler License or ability to obtain within six months of hire
Demonstrated experience with Variable Frequency Drives (VFDs) and Motor Control Centers (MCCs)
