Job Description

The Senior Director of Field Real Estate Development leads strategic growth initiatives for 7-Eleven’s U.S. Field Real Estate, overseeing new store development and optimization projects such as relocations and remodels. This role manages the Field Real Estate Team to ensure cost-effective, efficient, and high-quality expansion, targeting over 200 store openings annually by 2027. Responsibilities include site selection, contract negotiations, team development, and strategic partnerships. The Senior Director ensures alignment with capital budgets and operational goals, drives transparency in pipeline tracking and reporting, and collaborates cross-functionally to enhance store development outcomes.

Job Responsibility

  • Leads the team of Field Real Estate Directors, who in turn will lead Real Estate Managers and Real Estate Support Specialists
  • The new store pipeline must consist of quality locations, as measured by the Company's standards and performance, and the quantity of deals to achieve the company's growth goals
  • Hyper communication through entire Field Real Estate Team and cross-functionally, including creating, supporting and ensuring robust tracking and reporting internal to the team and internally within 7-Eleven of the current state and future pipeline, capital and operating costs, issues and opportunities
  • Partner with Construction, Entitlements, Engineering & Design to develop the most cost-effective, efficient and valuable end-to-end store development process
  • Ownership and involvement of full store development life-cycle through store openings, store performance, and after-action reviews for learnings as well as action when required
  • Understand the full pipeline of new stores, including financial modeling, contract/lease negotiations and execution of the development of the new store/optimization
  • Full understanding of the construction and development process, costs and opportunities
  • Develop and execute strategies for ongoing improvement and streamlining
  • Work directly with, influence and seek support and feedback from strategic partners (internally and externally) for pipeline execution and for continuous improvement (e.g. cost savings, time savings, and efficiency)
  • Work cross-functionally key partners, such as Fuels (including CFL & Fleet), Car Wash, Restaurants and EV for strategic development of those offerings to maximize customer experience and enhance the new store pipeline
  • Full training of Field Real Estate on all types of stores and deals in order to have a best-in-class Field Real Estate team capable of building and executing a pipeline in any economic environment and professional people improvement
  • Collaborate with Finance, Legal, CEEF, Operations, M&A/AI, Fuels, Restaurants and other teams to execute growth initiatives
  • Work with and hold third party development suppliers (e.g. developers, legal and general contractors) accountable to execute pipeline and manage such relationships
  • Work with external parties and internal partners, such as Treasury, Finance, Real Estate Business Development and Construction on continuous management and optimization of capital allocation (sale lease-back, developer restructures, tracking of tenant inducement payments, etc...)

Requirements

  • Strong leadership skills with a proven ability to drive business growth and manage high-impact teams
  • Deep knowledge of real estate development, site selection, store standards, construction/development process, franchise growth strategies (BCP), and operations
  • Excellent coaching and development ability to support extraordinary team results
  • Strong negotiation and financial analysis skills and complex deal structuring
  • Ability to identify process opportunities and improvements and to execute on driving efficiency and results through optimizing such processes
  • Excellent analytical, problem-solving, and strategic thinking abilities
  • Ability to understand and support company-wide operations and strategies (e.g. Restaurants, CFL, Fleet, Car Wash, etc…)
  • Ability to work cross-functionally with Finance, Legal, Operations and other teams to execute strategic initiatives
