Job Description:

Crusoe is seeking a Senior Director, Acquisitions to lead the investment strategy and transaction execution for our large-scale AI data center platform. This role is central to our growth, focusing on the front-end "deal" side of the life cycle: from initial sourcing and underwriting to the closing of complex real estate and infrastructure transactions. You will serve as the primary leader for new business opportunities, ensuring financial targets are met and deal structures are optimized.

Job Responsibility:

  • Deal Origination: Sourcing and identifying new business opportunities and large-scale land or infrastructure sites for the platform
  • Transaction Execution: Leading the negotiation of term sheets, Letters of Intent (LOIs), Purchase and Sale Agreements (PSAs), and Joint Venture (JV) documentation
  • Financial Underwriting: Overseeing complex proformas and investment underwriting
  • Capital Coordination: Serving as the primary point of contact for lenders and investment partners to secure project financing
  • Due Diligence: Coordinating the comprehensive due diligence process to identify and mitigate investment risks before closing
  • Stakeholder Management: Managing relationships with tenants, institutional partners, and internal leadership during the acquisition phase
  • Strategic Growth: Helping scale the real estate investment function by mentoring future hires and contributing to organizational design

Requirements:

  • Minimum 10 years of experience in institutional real estate acquisitions or commercial real estate transaction advisory
  • Extensive experience in acquisitions, dispositions, and complex JV structuring
  • Strong working knowledge of PSA negotiations, lease structures, and project financing
  • Ability to operate at a strategic level with a bias toward action in a fast-paced environment
  • Based in or willing to relocate to the San Francisco Bay Area
