Job Description:

This position is responsible for defining and ensuring successful delivery of the portfolio of expansion projects for NTT GDC India Data Center capacity and footprint. Key activities include: Establishing and maintaining capacity expansion strategies for India as whole and major markets based on current available capacity, ongoing and planned projects and medium to long term sales forecasts; Identifying from these strategies new land and power needs and managing search and due diligence activities leading to successful acquisition; Developing and managing approval of Business Cases associated with such acquisitions, new building projects and subsequent phases of build out to ensure capacity available for sale in line with the strategy; Post Business Case approval ensuring that the projects are successfully delivered and transferred to operation to the cost, time and performance criteria dictated by the Business Case.

Job Responsibility:

  • Hold the day to day responsibility for the management, co-ordination and driving of all aspects of approximately 3-4 expansion projects within the region as delegated by the Line Manager
  • Pro-actively manage the overall project with all internal and external stakeholders
  • Organize, lead and minute Master planning pre-project workshops
  • Organise, lead and minute Project Meetings
  • Prepare and maintain a Project Execution Plan for each project
  • Prepare and maintain a High Level Programme for each project
  • Ensure that there is an up to date Risk Register for each project with mitigation measures and ownership of risk clearly allocated
  • Monthly reporting on status (progress, financials, risk and decisions required)
  • Pro-actively close out actions arising from meetings
  • Collate Business Case input and support the preparation of board approval documentation
  • Support the associated, internal, departments to help them be successful in their goals to achieve the approved business case
  • Continually review the status of the project with all involved parties to ensure consistency with the approved business case
  • Proactively review risk, progress, change and opportunity against the approved business case, whilst having a strong commercial mindset
  • Be responsible, with the input of other stakeholder departments, for establishing total project delivery budgets, including management of change control, preparation of business cases and funding requests and final handover
  • Constantly review commercial and reputational risk and manage and promote mitigation to achieve the objectives of the Business Case
  • From inception to the successful completion of the planning and permitting of any new development or expansion, serve as a process and schedule leader for interdisciplinary team, including finance, legal design, leasing, construction and operations to ensure business results
  • With support from public affairs teams, prepare and execute a public and political engagement plan that appropriately raises the profile of the project, communicates the benefits and impacts to the public, and ensures an efficient statutory approval process
  • Achieving the necessary planning permissions for the development by identifying the requirements, critical path and required partners and contractors/sub consultants required to execute the required applications
  • Define design requirement and in conjunction with design, deliver project plans that meet operational, leasing, aesthetic and budget parameters up to the point of hand over into delivery
  • Agree the project brief and review the requirements in line with project strategy and original business case
  • Monitor programs for the delivery of design and permitting and ensure that projects remain on program and look to better speed to market and shorten the overall delivery time
  • Support the commercial and sales teams in respect of any customer requirements
  • Initiate the review of utility and fibre provisions to all sites and commence the quotation and contracting of new utility services to new sites
  • Coordinate to ensure the most effective, efficient and best commercial return of any utility contract
  • Be fully accountable for achieving schedule, cost, and profitability objectives
  • Support Delivery in the final design and tendering of the project and the appointment of the general contractor to ensure the original business case and design principles are understood and can be delivered and integrate the design and delivery into the permitting and planning process with key deliverables and timelines
  • Ensure that any customer requirements agreed in the concept stage are delivered within the detailed design stage
  • Ensure that the approved business case is reflected at key stages during the design and implementation phases of the project

Requirements:

  • Minimum 15+ years of progressive experience in project development, design, construction and/or program management of Data Centers or similar high specification Corporate Real Estate
  • Bachelor’s degree preferred (Real estate, business management, construction, engineering, law)
  • Recent experience within a global organization and international remit
  • Ability to work in start-up and ramp up environments requiring multi-tasking and working against deadlines
  • Strong interpersonal and communication skills at all levels of the organization and with suppliers
  • Excellent analytical skills with a high-level understanding of real estate finance
  • Demonstrably strong negotiation skills
  • Outstanding relationship-builder and communicator, both internally and externally
  • Unique ability to balance strategic thinking with tactical needs
  • Creative thinker and demonstrated ability to champion innovation
  • Substantial knowledge of Data Center Design principles and delivery including permitting
  • International travel required when necessary
  • Demonstrated skills in change leadership, technical management and collaboration
