Job Responsibility:
Take ownership of auction pack preparation, managing a pipeline of properties
Review title documents, conduct searches, and flag any issues to keep property sales running smoothly and on time
Prepare, review, and deliver auction packs to a consistently high standard
Manage an individual pipeline of c.100 properties, ensuring timely completion
Identify title defects and other issues (adverse possession, lost deeds, name discrepancies) and escalate appropriately
Conduct pre-contract searches and checks, including local authority proposals, leases, easements, mortgages, flooding/subsidence risks, and other relevant factors
Ensure compliance with company policies, CLC regulations, and anti-money laundering requirements
Maintain excellent client relationships, providing clear and accurate information via phone, email, and in person
Support and mentor junior team members, promoting a collaborative, high-performing environment
Attend team meetings and training sessions, keeping up-to-date with legal and regulatory changes
Requirements:
2+ years conveyancing experience (residential & commercial)
Strong knowledge of freehold, leasehold, and unregistered land
Excellent attention to detail and problem-solving skills
Ability to handle a high-volume workload under tight deadlines
Target-driven, proactive, and results-focused
