First American is looking to add a Senior Commercial Title Examiner to our growing team in Michigan. This position plays a key role in coordinating the resolution and completion of the title process. Primary responsibilities include searching the public records and examining titles to determine the legal condition of property title for commercial properties and creating solutions for curing title issues. Also, obtaining or summarizing recorded and legal documents, which affect the condition of title to the property. In some cases, the Senior Commercial Title Examiner role requires gathering information and creating or revising a commitment of title before passing along to a Commercial Title Officer or Underwriter. The right candidate must be able to work remotely and independently, utilizing experience to examine title to real property, ranging in complexity, to determine status and establish chain of title. In addition, good communication skills are a must so you can explain and coach our front line teams on how to resolve or break down details for clients and customers.
Job Responsibility:
Perform title examinations and examine the chain of title for a wide range of commercial title matters/issues
Analyze records, such as mortgages, liens, judgments, easements, vital statistics, and plat and map books, to determine ownership and legal restrictions and to verify legal description of property and completeness of records
Resolves most issues, such as missing information, incomplete, inaccurate, or contradictory information contained in the title documentation
Review title commitments for accuracy and make necessary revisions
May provide underwriting interpretation within established guidelines
Other duties as assigned
Requirements:
7 + years Commercial title examination experience, previous MI experience required
Strong organizational skills with the ability to prioritize and provide timely follow up
Excellent verbal and written communication with internal and external customers
Natural curiosity, enjoys researching the history and background of transactions, analyzing, and evaluating records
High School diploma or equivalent
Nice to have:
Extensive experience with complex commercial chains of title
Strong knowledge of state-specific law (e.g., Michigan statutes and recording practices)
Ability to examine large acreage, multi-site, and multi-county properties
Comfort resolving curative issues, old defects, and legal descriptions
Experience working directly with Underwriters and Attorneys
Mentoring or reviewing the work of other examiners
