The Senior Chief Engineer is responsible for the operational management and effective daily leadership and administration of the engineering team with the objectives of safely, efficiently, and effectively operating machinery and systems in a cost-effective manner. The Senior Chief Engineer must also ensure the highest level of professionalism, while meeting the clients’ needs, and a commitment to achieving the goal of 100% uptime throughout the engineering team.
Job Responsibility:
Protecting and improving the value of the client’s assets and ensuring that building engineering systems continue to perform their intended function
Implement and manage the reliability-based maintenance function
Monitors operation and maintains refrigeration, water cooling and air conditioning equipment
boilers, heating, ventilating and hot water equipment
pumps, valves, piping and filters
other mechanical and electrical equipment
Performs preventive maintenance tasks when required
Oversees repair and P.M. of HVAC systems
Ensures the availability of an adequate inventory of tools and other supplies to operate the building
Responsible for overseeing the activities of contractors working within the building
Identify safety hazards within the building and incorporate the remediation of such hazards
Implement, administer, and manage safety training program
Ensure that compliance of all regulatory laws and guidelines are met
Maintain all infrastructure and compliance documentation for the building
Supervise and manage engineers and maintenance staff including hiring, training and personal development
Ensure that the CFWA (Critical Facility Work Authorization) is a well-understood process
Provides training and support aimed at expanding the capabilities of the operations staff
Manage all engineering staff
Manage all aspects of the engineering department and building repairs and maintenance
Budget preparation
Manage repairs and maintenance projects
Manage engineering related service contracts
Manage Capital projects – write scope, bid out, award contract, manage contractor, close out
Manage ownerships software system for work request, inspections, capital projects, preventive maintenance
Manage ownerships purchasing software
Ensure and maintain the owners’ high-level standards
Must be able to read and understand construction documents
Requires intermediate analytical and quantitative skills
Strong customer service skills are required
Ability to solve problems involving several options in situations
Ability to comprehend and interpret instructions, short correspondence, and memos
Manages and schedules all projects and reviews for accuracy and quality of work performed by technicians and vendors
Prioritize and manage the completion of projects
Evaluates vendors and suppliers on a regular basis
Assist support facility specific cost savings targets
Coordinates the scheduling, maintenance, and monitoring of HVAC, water, electric, and other systems
Maintains a critical parts inventory and monitors it throughout the year
Assist with researching, analyzing and reporting budget variances
Requirements:
High School Diploma or GED
10+ years of experience working with commercial building operating systems and general building maintenance procedures
5+ years of maintenance management experience in office buildings
Possess a Universal Technician Certificate (CFC) and Operating Engineer’s license (SMA)
Comprehensive knowledge of maintenance processes
Understands aspects of construction planning and execution
Working knowledge of computer applications including Microsoft Office and CMMS systems
Demonstrated excellent verbal/written communication skills
Proven record of excellent internal and external customer service
Certification as a Universal Technician for CFC’s (or within 90 days of employment)
Operating Engineers license (SMA) or equivalent
