10+ years as a Project Manager (already operating at PM level)
Commercial and light industrial construction Warehouses, cold storage, food processing, car dealerships, self-storage, and studios, Tilt-up and structural steel (tilt-up strongly preferred)
Delivered 3–4 projects from excavation through occupancy
Ability to manage 2–3 projects simultaneously
Strong experience with client coordination, safety oversight, and heavy documentation processes

Job Responsibility

Oversee commercial and industrial projects from design through closeout and occupancy
Manage subtrade procurement, scope definition, and contract execution
Collaborate with site teams to maintain quality, schedule, and safety standards
Track progress using Timberline and Microsoft software for cost coding, submittals, RFIs, and change management
Coordinate with clients, consultants, and municipalities to resolve design or site issues
Review monthly progress claims, budgets, and subcontractor invoices
Report regularly to senior leadership on project financials and performance
