Homes for Students is the UK’s largest independent provider of Student Accommodation. We are currently looking for Sales Mobilisations Manager to join our Sales team, field based in the South working 40 hours per week, from 9.00am to 5.30pm Monday to Friday. The Sales Mobilisations Manager will be responsible for leading on a number of mobilisations, delivering the sales strategy, liaising with key stakeholders to ensure rapid mobilisation, full occupancy, and drive behaviours and activity that will increase our lead generation and conversion.

Job Responsibility

  • Lead on and deliver the sales strategy and processes for new build and takeover mobilisations, from being appointed to handover through to BAU
  • Support in creating the sales and marketing plans and budgets
  • Create pricing in line with NOI models and seek client approval
  • Create and monitor agent and incentive budgets in line with NOI models and seek client approval
  • liaise closely with clients throughout the mobilisation period
  • Use the project management software and produce progress updates
  • Drive positive sales behaviours within the property teams & deliver sales training and offer coaching and support to onsite teams
  • Drive retention activity and ensure rebooker targets are met and work closely with the Marketing team to deliver the strategy
  • Be a local market expert, maintaining comprehensive competitor analysis, compile detailed reports for clients and internal stakeholders
  • Contact and develop relationships with all local institutions, working closely with the Partnerships team, organise visits and events on site
  • Be responsible for overall tracking of leads, enquiries, viewing feedback and conversion and ensure opportunities are maximised and activity is effective
  • manage the pricing throughout the year
  • Ensure the product is always presented in the best possible light, including show flats, marketing suites, signage, and facades
  • Demonstrate a strong knowledge of the wider student market and sector trends, become a subject-matter expert
  • Communicate effectively with key stakeholders
  • Ensure compliance with Health and Safety working practices, that confidentiality in all matters is maintained, and that our processes comply with Data Protection and the General Data Protection Regulations

Requirements

  • At least 2 years’ experience in a sales, client or mobilisation management position
  • Experience of client relationship management
  • Experienced in sales delivery and techniques
  • Experienced in driving sales performance, working to KPIs, achieving targets
  • Experienced in client management (corporate/investment funds, SMEs, developers)
  • Able to analyse statistics and trends and experienced in using data-led approaches to drive performance
  • Impeccable attention to detail
  • Fully IT literate with intermediate to advanced knowledge of Microsoft Excel
  • Very strong written English skills
  • Experienced in report writing, and compilation of strategies and papers
  • Excellent communication and interpersonal skills
  • Excellent planning, organising, multi-task and time-management skills
  • Confident and articulate presenter
  • Ability to deal effectively with people of every level, and quickly gain credibility
  • Ability to delegate and prioritise effectively, being assertive but collaborative
  • Ability to thrive in an environment of continual growth and change
