or five to seven years related experience and/or training
or equivalent combination of education and experience
Lift maintenance experience required
Must possess mechanical abilities and a working knowledge of low voltage systems
Candidates should be experienced in detachable and fixed grip lifts along with surface lifts
Valid driver’s license required
Displays willingness to make decisions
Exhibits sound and accurate judgment
Supports and explains reasoning for decisions

Job Responsibility

Maintain, repair and insure safe operation of all Gatlinburg SkyPark chairlifts, carpets and other cable rope transportation systems
zip line, etc
Maintain all aspects of zip line infrastructure including installation and repair
Maximize safety within all aspects of the department
Maintain a clean, safe and organized work environment
Maintain certifications, licenses, and training as necessary
Be capable of climbing, welding, or changing running gear 20-30 feet above ground
Understand electrical schematics
Assist in other tasks as determined by the Maintenance Manager including but not limited to
lift construction, refinishing, lift operations, and other resort needs

Requirements

Relevant NZ Register Diploma or at least 3 years of relevant experience and/or on-the-job training in maintenance, facilities management, or a related role
Strong technical skills across multiple trades (electrical, plumbing, carpentry, HVAC, grounds)
Demonstrated ability in preventive and corrective maintenance planning
Knowledge of workplace health & safety regulations, chemical safety, and relevant compliance requirements
Excellent organisational, problem-solving, and project management skills
A collaborative, hands-on leadership style
Good communication skills, able to interact respectfully with guests, contractors, and team members
Flexibility to work when needed (some evenings, weekends, public holidays)

Job Responsibility

Lead and manage the day-to-day maintenance and facilities operations of the resort
Develop, implement and oversee preventative maintenance programs across all buildings, plant and equipment
Conduct regular inspections to identify, prioritise and resolve maintenance and safety issues
Plan and coordinate all repair, refurbishment and installation works
Complete hands-on maintenance tasks daily across all areas, including patch and paint, minor building works, and grounds and garden maintenance
Lead, train and supervise the maintenance team, while managing relationships with contractors and service providers
Monitor equipment, tools and spare parts inventory and arrange purchasing as required
Manage the maintenance budget with support from the resort General Manager, monitor expenditure and control costs
Maintain accurate maintenance records, logs and reporting on daily and planned activities
Ensure full compliance with health and safety legislation, policies and procedures

Requirements

Have a valid driver's license and proof of insurance
Have and maintain a good driving record clear of significant violations
Associate’s or bachelor’s degree in facilities/property management
Experience in a manager-level resort maintenance role
One (1) to two (2) years of experience in building and facilities maintenance
Certified Pool Operator (CPO) or Aquatic Facility Operator (AFO) certification
HVAC certification
OSHA certification
Hazardous material handling training within six (6) months of hire date
One (1) year experience in the care, maintenance, and repair of large, commercial, or public swimming pools and associated equipment and facilities

Job Responsibility

Is familiar with all aspects of the properties systems, including electrical and plumbing
Follows Capital Vacations’ SOP concerning licensing and service agreements
Coordinates work with outside vendors to have the least interference with the guest experience
Supervises and maintains the upkeep of the property
Serves as the main source of contact for inspection agencies including Fire Safety, Water Safety, and Employee Safety
Maintains an organized work area
Participates in the weekend MOD program
Completes monthly inventories and sets par levels with Resort Manager’s approval
Supervises and performs maintenance and repair work on swimming pool facilities and related mechanical equipment, including electrical, pump and filtration, and plumbing systems
Supervises maintenance of chemical balances and the related chemical testing and injection systems
