Job Description

Assist in property management and project management within the Commercial Development and Maintenance teams of the W.C. Bradley Co. Real Estate Division. Provide high quality customer support to all tenants through timely follow-up and proactive property management. Design new processes or programs that improve the operation of or add value to the Commercial Development and Maintenance teams. Lead or assist in organizing and carrying out activities and projects that are designed to show tenant appreciation and/or build goodwill.

Job Responsibility

  • Assist in property management and project management within the Commercial Development and Maintenance teams
  • Provide high quality customer support to all tenants through timely follow-up and proactive property management
  • Design new processes or programs that improve the operation of or add value to the Commercial Development and Maintenance teams
  • Lead or assist in organizing and carrying out activities and projects that are designed to show tenant appreciation and/or build goodwill
  • Responsible for billing of monthly rents and exceptions and maintaining account receivable records on all tenants
  • Initiate design and development of new systems and processes for billing, maintenance, and leasing functions
  • Receive and handle all tenant calls and communicate with necessary team members
  • Visit tenants on a consistent basis to ensure tenant satisfaction and inspect facility
  • Coordinate with Maintenance Team to ensure all incoming work orders are completed
  • Develop, maintain and modify a Preventive Maintenance Program
  • Upgrade existing maintenance work order system
  • Prepare and monitor budgets for rental properties
  • Approve and analyze all invoices for rental properties
  • Handle bid process for recurring/preventive maintenance
  • Monitor lease expiration dates and expansion needs of all tenants and assist Director in leasing
  • Assist Director and Construction Manager in space renovation planning
  • Maintain Tenant Rent Roll summary
  • Assist Director in legal matters
  • Coordinate events and activities at various properties

Requirements

  • Five to seven years of professional experience in Real Estate consisting of property management and/or commercial leasing experience
  • Some prior experience in working with budgets or in project analysis is highly preferred
  • Associates Degree in Real Estate or Business Administration required, equivalent/related coursework without degree will be considered
  • Ability to make solid business decisions
  • Demonstrated intermediate to advanced skills in Microsoft Word and Excel
  • Very good written and verbal skills and highly organized
  • Must have excellent interpersonal skills and is a team player
  • Must be self-motivated and have the ability to function with little direct supervision
