Job Description

Robert Half is partnering with a well-established property management company seeking an experienced Residential Property Manager to oversee a portfolio of residential communities. This is a leadership-focused opportunity for a hands-on professional with strong operational, financial, and supervisory expertise. The Residential Property Manager will oversee day-to-day operations across multiple residential properties while directly managing a team of 10+ Resident Managers. This role requires a strategic leader who can drive operational efficiency, ensure financial performance, and foster positive tenant relationships.

Job Responsibility

  • Supervise, mentor, and support 10+ Resident Managers across assigned properties
  • Provide performance management, training, and ongoing coaching
  • Ensure consistent policy implementation and operational standards
  • Conduct regular property visits and team meetings
  • Oversee daily property operations, including maintenance coordination and vendor management
  • Ensure properties are compliant with local, state, and federal housing regulations
  • Monitor occupancy levels and collaborate on leasing strategies
  • Implement operational best practices to improve efficiency and resident satisfaction
  • Address escalated resident concerns and resolve complex issues
  • Promote strong resident engagement and retention initiatives
  • Ensure high standards of customer service across all properties
  • Oversee property budgets, financial reporting, and variance analysis
  • Monitor rent collections, delinquency reports, and accounts receivable
  • Approve invoices and manage expenses to ensure financial targets are met

Requirements

  • 5+ years of residential property management experience
  • Proven supervisory experience managing multiple direct reports (10+ preferred)
  • Strong background in property operations, tenant relations, and financial oversight
  • Experience managing multi-site portfolios preferred
  • Knowledge of Fair Housing regulations and landlord-tenant laws
  • Proficiency in property management software and Microsoft Office
  • Excellent leadership, communication, and problem-solving skills

Nice to have

  • CPM, CAM, or related certification a plus
  • Experience managing large residential portfolios
