To lead the Rentals Department and ensure the efficient management, marketing, and letting of all landlords residential property portfolios. The Rentals Manager will oversee all operational, financial, and compliance aspects of the department while ensuring a first-class service to landlords and tenants.
Job Responsibility:
Manage the day-to-day operations of the Rentals Department, ensuring smooth running of all lettings, renewals, and property management functions
Oversee the team’s workflow, delegating responsibilities to maximise productivity and maintain even workload distribution
Build and maintain strong relationships with landlords, acting as the main point of contact for all escalated matters and providing up to date valuations, renewals, and feedback on viewings when necessary
Oversee and implement compliance across the portfolio, ensuring adherence to housing regulations, tenancy deposit schemes, safety checks, and company policy
Monitor bad debts, landlord payments, and team performance metrics, preparing daily, monthly management reports both locally and to IOM where necessary
Liaise closely with the Sales Department to ensure smooth handovers of new yield stock from the developments to rental management
Guide the Residential Property Management Coordinator on maintenance requests, liaising with contractors to ensure prompt resolution
Support HR with recruitment, onboarding, and professional development of team members
Authorise tenancy agreements, deposit releases, rental adjustments and expenses
Represent the Rentals Department in internal meetings and at relevant industry or stakeholder events.
Requirements:
Proven experience in residential lettings or property management, ideally with leadership responsibility
Strong organisational and communication skills
Sound understanding of Jersey housing regulations and tenancy law
Competent with property management systems (Coins, Reapit, or similar)
High attention to detail, analytical ability, and strong problem-solving skills
Professional, calm, and confident under pressure.
