JLL is seeking a Reliability Engineer to join our team! This position is with a major global Life Sciences company and is located in Belgium! This exciting opportunity is responsible for providing reliability engineering support for operations and maintenance of buildings, infrastructure, and equipment assets.
Job Responsibility:
Implementing JLL’s enhanced Reliability & Asset Services program that delivers a whole life approach to asset management
The acquisition and analysis of data from connected systems to continually improve the maintenance program and meet outcomes-based performance measures
Facilitation of root cause failure analysis (RCFA) of equipment failures to determine the required corrective action for the situation
Analysis to determine the reliability of components, equipment, and processes
Determination of the cost advantages of alternative maintenance approaches and development of action plans that comply with internal/external customer demands for reliability processes/equipment to avoid failures
Completing ongoing maintenance maturity assessments to assure progress to plan
Works under general direction of Reliability & Asset Services platform for instruction in deploying client’s strategic asset management plan
Integrates data from BAS, automated fault detection diagnostic engines, maintenance programs, and capital planning processes to develop life-cycle analyses and recommendations for repair vs. replacement decisions
Support all efforts in the execution of site level Asset Management & Reliability programs and processes to effectively increase machine/facility system reliability and compliance
Conducts program and system/equipment audits on a periodic and as needed basis
Supports JLL operational compliance program and follows company safety and health guidelines and other company policies
Coordinates the use of other engineers, technicians, and third-party resources to accomplish the objective of cost-effective Asset Management & Reliability improvements for maintenance and projects
Equipment preventative maintenance (PM) task creation and management for continuous improvement and PM optimization
Responsible for ranking the criticality of the assets under their care, typically using Reliability Centered Maintenance approaches, and for defining the proactive maintenance approaches that are cost-beneficial to the business
Create and conduct Reliability studies, as well as understanding drawings and schematics
Create risk mitigation strategies for critical assets that can be deployed across the asset portfolio
Evaluates new technologies for reliability improvements
Considers impact of costs on recommended action plans for avoiding/correcting problems during the design phase or remedial action for correcting reliability problems on installed equipment
performs root cause failure analysis to help prevent failures
Facilitates/supports operational incident and equipment failure investigations to ensure that the root cause/causal factors have been identified, corrective actions prescribed, and follow-up monitoring conducted as applicable, to determine effectiveness
Plans and performs engineering operations, monitors operations center systems, RCM program implementation, process engineering assignments, root cause failure analysis, incorporation of condition-based maintenance (CbM and predictive testing and inspection (PT&I) technologies and conducts equipment condition assessments
Identify and manage system of continuous improvement to ensure resolution to chronic “bad actor” equipment
Carrying out Root Cause Analysis, Equipment Criticality Ranking, PM/PdM optimization, Defect Elimination, and/or Failure Modes and Effects Analysis
Maintain complete and accurate records/plans within computerized maintenance management system (CMMS) related to equipment, specifications data, BOM, failure history, etc
Develop and maintain “Key Performance Indicators" of equipment reliability
Ensure that the appropriate Maintenance and Reliability metrics are in place throughout the site, (planned/unplanned work, planning/scheduling metrics, cost metrics, MTBF, replacement asset value, etc.)
Ensure equipment history is maintained and analyzed for future trends
Actively collaborate with Maintenance and Planning groups
Execute multi-discipline facility condition assessments across multiple labs, manufacturing, office, and distribution locations in the Americas
Inspect and document and prioritize asset and field conditions to evaluate remaining useful life
Document findings in detailed written report and database format
Compile and prioritize portfolio wide findings for client capital planning and lifecycle asset management programs
Supports commissioning activities for all upgrade, renovation, and construction projects which may include, but is not limited to, PM job plans, reviews for maintainability, critical spares, documentation, etc
Requirements:
University Degree in an Engineering discipline, mechanical or electrical preferred
5-10 years’ experience implementing RCM, CbM/PdM methods, operating building automation and energy management systems, and thorough understanding of asset management, data analytics, and capital planning approaches
Experience with building automation systems and automated fault detection & diagnostics with integration of connected systems
