JLL is seeking a Reliability Engineer to join our team! This exciting opportunity is responsible for providing reliability engineering support for operations and maintenance of buildings, infrastructure, and equipment assets. In coordination and full collaboration with the Engineering Services Reliability & Asset Management COE, the Reliability Engineer is responsible for implementing a strategic asset management plan to integrate clients existing systems including building automation, energy management, maintenance programs and life-cycle asset management approach.
Job Responsibility:
Providing reliability engineering support for operations and maintenance of buildings, infrastructure, and equipment assets
Implementing a strategic asset management plan to integrate clients existing systems including building automation, energy management, maintenance programs and life-cycle asset management approach
Developing analysis methods to determine reliability of components, equipment, and processes
Acquiring and analyzing data from connected systems and continually improving maintenance program strategy to meet outcomes-based performance measures
Conducting ongoing maintenance maturity assessments to assure progress to plan
Overseeing root cause failure analysis (RCFA) of equipment failures to determine the required corrective action
Determining cost advantages of alternatives and developing action plans that comply with internal/external customer demands for reliability processes/equipment to avoid failures
Works under general direction of Engineering Services Reliability & Asset Management platform for instruction in deploying client’s strategic asset management plan
Integrates data from BAS, automated fault detection diagnostic engines, maintenance programs, and capital planning processes to develop life-cycle analyses and recommendations for repair vs. replacement decisions
Support all efforts in the execution of site level Asset Management & Reliability programs and processes to effectively increase machine/facility system reliability and compliance
Conducts program and system/equipment audits on a periodic and as needed basis
Supports JLL operational compliance program and follows company safety and health guidelines and other company policies
Coordinates the use of other engineers, technicians, and third-party resources to accomplish the objective of cost-effective Asset Management & Reliability improvements
Equipment preventative maintenance (PM) task creation and management for continuous improvement and PM optimization
Responsible for ranking the criticality of the assets under their care
Create and conduct Reliability studies, as well as understanding drawings and schematics
Create risk mitigation strategies for critical assets that can be deployed across the asset portfolio
Investigate new technologies for reliability improvements
Considers impact of costs on recommended action plans for avoiding/correcting problems during the design phase or remedial action for correcting reliability problems on installed equipment
performs root cause failure analysis to help prevent failures
Facilitates/supports operational event and equipment failure investigations
Understanding of moving and rotating equipment such as pumps, motors, gearboxes, conveyors, etc., from an operations and maintenance perspective, mechanically and electrically
Experience w/ predictive maintenance technologies including, but not limited to, vibration analysis, oil analysis, infrared Thermography, ultrasound, and motor current analysis
Plans and performs engineering operations, monitors operations center systems, RCM program implementation, process engineering assignments, root cause failure analysis, incorporation of condition-based maintenance (CbM and predictive testing and inspection (PT&I) technologies and conducts equipment condition assessments
Identify and manage system of continuous improvement to ensure resolution to chronic “bad actor” equipment
Experience with Root Cause Analysis, Equipment Criticality Ranking, PM/PdM optimization, Defect Elimination, and/or Failure Modes and Effects Analysis
Maintain complete and accurate records/plans within computerized maintenance management system (CMMS) related to equipment, specifications data, BOM, failure history, etc.
Develop and maintain “Key Performance Indicators" of equipment reliability
Ensure that the appropriate Maintenance and Reliability metrics are in place throughout the site
Ensure equipment history is maintained and analyzed for future trends
Actively collaborate with Maintenance and Planning groups
Execute multi-discipline facility condition assessments across multiple labs, manufacturing, office, and distribution locations in the Americas
Inspect and document and prioritize asset and field conditions to evaluate remaining useful life
Document findings in detailed written report and database format
Compile and prioritize portfolio wide findings for client capital planning and lifecycle asset management programs
Supports commissioning activities for all upgrade, renovation, and construction projects which may include, but is not limited to, PM job plans, reviews for maintainability, critical spares, documentation, etc.
Performs other work as assigned
Requirements:
BS in an Engineering discipline, mechanical or electrical preferred
Five to 10 years’ experience implementing RCM, CbM/PdM methods, operating building automation and energy management systems, and thorough understanding of asset management, data analytics, and capital planning approaches
Experience with building automation systems and automated fault detection & diagnostics with integration of connected systems
