Regional Building Surveyor – Lead Property Excellence Across Our Retirement Villages. Are you an experienced property professional with a passion for leadership, compliance, and delivering outstanding maintenance services? We are seeking a dynamic Regional Building Surveyor to oversee the maintenance and surveying function across multiple retirement villages, ensuring our residents enjoy safe, high-quality, and well-maintained environments. This is an exciting opportunity to lead and develop high-performing maintenance teams, drive operational excellence, manage contractor performance, and ensure the highest standards of regulatory compliance, quality, and customer satisfaction. Job Responsibility

  • Lead and manage a team of maintenance staff
  • train/support and shape your team to develop a high-performance culture
  • assist in preparation of annual assets and maintenance budgets
  • deliver monthly performance monitoring of contract KPIs and budgetary performance
  • identity gaps in service delivery and procure, develop, negotiate, and administer contracts with facilities management contractors
  • coordinate and oversee scheduling and specification of repairs and maintenance work
  • identify building defect issues and prepare detailed specification of remedial works
  • review and comment on development schemes
  • actively review handover information from development team projects
  • monitor and evaluate contractor performance
  • resolve contractual disputes and performance issues
  • conduct regular audits and inspections
  • manage contract budgets
  • implement and maintain comprehensive records
  • continuously evaluate and optimize maintenance processes
  • prepare tender and contract documentation
  • foster collaborative relationships with contractors and maintenance staff
  • collaborate with Location Managers and Regional Operations Managers
  • ensure residents are fully informed and engaged on all matters relating to maintenance and asset management

Requirements

  • RICS qualified or demonstrate equivalent professional experience
  • proven experience in leading maintenance teams
  • proven experience in managing facilities management contracts across multiple locations
