Job Description:

As a Real Estate Transaction Specialist at Circle K, you will oversee and manage the entire real estate transaction lifecycle, ensuring comprehensive due diligence procedures, lease contingencies management, and collaboration with various stakeholders to meet contractual obligations. Responsibilities include documentation review, proactive issue resolution, and active participation in process improvements.

Job Responsibility:

  • Responsible for ordering, managing and monitoring the due diligence procedures and lease contingencies throughout the real estate transaction lifecycle
  • Oversee and own the management of external title company partnerships and collaborate closely with project managers and Circle K real estate teams
  • Coordinate and execute title-related activities, ensuring seamless communication and collaboration between involved parties
  • Work closely with Project Managers to align project goals with title company objectives
  • Engage proactively with Circle K Real Estate Managers to address contractual related concerns and integrate processes within the broader project framework
  • Partner with internal/external Legal and Real Estate Managers to prioritize all lease documentation
  • Accurately manage the tracking of critical dates by utilizing internal tools, spreadsheets, and databases
  • Maintain comprehensive records to aid in streamlined decision-making processes
  • Collaborate on reporting requirements pertaining to contract abstracting
  • Facilitate the execution of all documents related to lease/purchase obligations
  • Facilitate payment requests via check, credit card, or other methods to satisfy lease/purchase obligations
  • Identify process inefficiencies and implement improvements
  • Lead related trainings on a national level
  • Attend and participate in development meetings and all regular team meetings
  • Order, review, and update Soft Cost budgets for each project.

Requirements:

  • Must be located within the Charlotte, North Carolina market or willing to relocate
  • Bachelor’s degree preferred, or equivalent combination of education, training, and experience in business, real estate, or related field
  • Strong communication skills
  • Knowledge of real estate laws, regulations and processes is an asset
  • Self-directed and self-motivated problem solver, comfortable working independently and in cross-functional teams
  • Highly organized with the ability to manage multiple projects, meet tight deadlines, and continually prioritize and re-prioritize tasks as new projects are assigned
  • This role requires proactive engagement, meticulous attention to detail, and a strategic approach to ensure the success of real estate transactions and related processes.

Nice to have:

  • A minimum of 5+ years of related real estate training and work experience in drafting and reviewing legal documents in commercial real estate
  • Advanced Microsoft Excel proficiency, and ability to become proficient with additional software’s and applications
  • Strong knowledge of commercial leases and lease terms
  • Ability to work in a fast-paced environment with the ability to adjust quickly to change
  • Critical thinker and ability to escalate when assistance is needed in a timely manner.
