The Real Estate Transaction Manager – Data Centers & Office Portfolio is responsible for leading and executing real estate transactions that support the company’s data center development, expansion, and operations, as well as its corporate and regional office footprint. This role manages complex acquisitions, leases, dispositions, and amendments while coordinating closely with internal partners across development, facilities, engineering, legal, finance, and workplace teams. The position requires strong transaction execution capability combined with an understanding of mission‑critical infrastructure requirements and corporate office occupancy strategies.
Job Responsibility:
Lead end‑to‑end real estate transactions for data center sites, including land acquisitions, ground leases, build‑to‑suit agreements, and dispositions
Structure and negotiate letters of intent (LOIs), purchase and sale agreements (PSAs), leases, options, easements, and related transaction documents
Manage real estate timelines to align with data center development schedules, utility delivery, and capital planning
Oversee due diligence activities including title, survey, environmental, zoning, geotechnical, and utility reviews
Partner with development, engineering, and facilities teams to ensure sites meet data center requirements for power, fiber, water, access, security, and expansion capacity
Lead leasing and transaction activity for corporate headquarters, regional offices, and support facilities
Manage office lease negotiations, renewals, expansions, contractions, relocations, and dispositions
Collaborate with workplace, facilities, and HR teams to align office real estate decisions with headcount planning, workplace strategy, and employee experience
Negotiate leases, amendments, subleases, and early termination agreements while balancing cost, flexibility, and operational needs
Track critical lease dates, options, and obligations across the office portfolio
Serve as the primary real estate point of contact for internal stakeholders including legal, finance, tax, facilities, construction, development, and operations
Manage external brokers, legal counsel, title companies, surveyors, and consultants
Prepare and present transaction recommendations, financial impacts, and risk assessments to senior leadership
Support financial underwriting and capital approval processes for both data center and office transactions
Identify and mitigate real estate risks related to zoning, land use, environmental conditions, market exposure, and lease structure
Track transaction budgets, milestone deliverables, and closing costs
Maintain accurate and up‑to‑date real estate transaction data and portfolio documentation
Monitor market trends in data center land, industrial infrastructure, and office leasing markets
Support long‑range real estate planning for data center growth and office footprint optimization
Identify opportunities for portfolio rationalization, cost savings, and increased flexibility
Requirements:
Bachelor’s degree in Real Estate, Finance, Business, Engineering, or a related field
Experience in commercial real estate transactions, including acquisitions and leasing
