Job Responsibility

  • Manage multiple projects simultaneously, tracking budgets, schedules, and performance metrics
  • Spend 25–50% of time on-site, including travel to properties in Washington State
  • Partner with internal teams to develop project scopes, specifications, and design direction
  • Ensure all work meets established standards, timelines, and budget expectations
  • Conduct regular inspections to evaluate progress, quality, and cost‑to‑complete
  • Coordinate with city inspectors and regulatory agencies as needed
  • Source, qualify, and maintain a competitive pool of subcontractors
  • Collect, analyze, and negotiate bids
  • prepare contracts and manage vendor relationships
  • Address change orders, scope discrepancies, and field issues in real time
  • Lead project kickoff meetings with property and asset teams to align on logistics, schedules, and resident communication
  • Provide consistent project updates to internal stakeholders
  • Maintain clear documentation, meeting minutes, and organized project files
  • Assist with capital planning for new acquisitions, including evaluating units, identifying deferred maintenance, and projecting capex needs
  • Prepare multi‑year capital improvement forecasts
  • Minimize unit downtime by coordinating scheduling and onsite workflows
  • Support project administrators with documentation and light accounting tasks
  • Perform punch walks, unit assessments, and final inspections
  • Handle additional project‑related duties as assigned

Requirements

  • Bachelor’s degree preferred but not required
  • 10+ years of project management experience, ideally in renovation, construction, or real estate
  • Experience with tenant improvements or capital improvement programs (preferred)
  • Proficient in Microsoft Office
  • strong documentation and reporting skills
  • Excellent written and verbal communication abilities
  • Must be comfortable with frequent local and regional travel
  • Valid driver’s license required
