Job Responsibility

Rent / Operating Expense Reductions: Analyzing rent and operating expenses within the assigned region and providing the relevant information
Preparing for and attending meetings with the management
Preparing protocols/lease agreements in coordination with the legal department
Completing the subsequent contract signing process (contract approval process) and ensuring coordination with all relevant departments
New Location Openings: Conducting city analyses

Review and negotiate contracts for acquisition (in conjunction with in-house legal team)

Asset Management: Work with on-site property mangers in locations with larger assets to maintain the building standards and keep building
Assess and make recommendations on the asset's rent rolls, CAMs, expenses, vendor agreements, leases
Develop an annual capital improvement budget for each asset
Asset Management: Work with in-house finance team to develop an annual business plan for each asset
Identify, obtain bids and recommend contractors to handle maintenance and capital improvements
