Altus Group is currently looking for a new Real Estate Debt Valuation Analyst to join our Irvine and/or Los Angeles office. In this position, you will gain knowledge and experience in the business of debt valuation and appraisal, appraisal review and appraisal management for all property types. This is an exciting opportunity for you to learn the basics of debt and property-level underwriting, discounted cash flow modeling, and different structures within the capital stack. You will also learn how to set up and manage the client workflow process; loan document review, asset management/client call setup, and additional data requests from clients. Finally, you will learn how to analyze underlying collateral financial statements; research sale comparable, apply adjustments to the subject loans and properties, and build cash flows.
Job Responsibility
Learn and handle the administrative tasks that drive the Altus/client process and ultimately the relationships
Learn to complete a market analysis for a subject property, which includes gathering and analyzing data about the subject's market and submarket
Learn to prepare discounted cash flow models primarily using excel and become familiar with ARGUS Enterprise for underlying collateral valuations
Learn to read and understand various loan documents including investment committee memos, loan agreements, promissory notes, etc. as well as review external third-party collateral appraisal reports
Incorporate subject property specific adjustments based on underlying collateral performance and business plan execution
Learn to utilize different research resources, including Bloomberg, to understand the latest changes in the capital markets and how they impact the latest loan originations
Discuss with debt team to gain comprehension of Federal Reserve commentary and decisions, treasury rate movements, and loan spread expansion/compression drivers
Complete the On-Boarding Training as outlined by the Professional Development Flight Plan (Core Competency Training, Trainee Courses (Business Practices and Ethics & USPAP & Basic Appraisal Principles and Procedures), become ARGUS Certified
build awareness of Due Diligence for client's acquisitions
Requirements
University or college degree in Real Estate, Finance, or related field preferred but not required, with a minimum 3.5 GPA
Proficient with Microsoft Excel (v-lookups, Index/Match, pivot tables)
Exposure to business writing
Strong attention to detail
Ability to proactively communicate
Experience working independently and also within a team environment setting in a professional or academic setting
Nice to have
Internship experience within the CRE industry
