This position provides support to the Development Managers and the Real Estate Development Team by preparing packages related to the strategic needs of the company for organic growth and store network redevelopment, including new industry stores, raze & rebuilds, relocations, and acquisitions of competitive stores.
Job Responsibility:
Prepare the Management Approval Package (MAP) with preliminary site plans, deal economics, construction estimates, and financial models
Analyze and perform return on investment metrics of projects
Tailor financial models to new business case scenarios
Manage documents and key dates in Smartsheet and utilize reporting tools
Research potential acquisition opportunities
Monitor competitors' growth plans and maintain a database listing
Shadow Real Estate Development Managers to learn tasks involved in site selection, contract negotiation, and development processes
Perform other job-related duties as required
Contribute to team effort by accomplishing Financial and Key Result Area targets pursuant to Company plan guidelines
Requirements:
Bachelor’s degree in real estate, business, finance, or related field preferred with experience in project management, commercial real estate analysis, and market research
Financial modeling and projecting experience is strongly preferred
Must be computer literate in MS Access, Outlook, PowerPoint, Word, Power BI, and strong proficiency in Excel
Prior experience with Smartsheet or other Enterprise Resource Planning (ERP) system is preferred
Strong knowledge or aptitude to quickly learn, navigate, and use GIS/desktop mapping packages and other real estate software as needed, includes Google Earth, Kalibrate or other GIS Software, various County GIS & Recorder’s department websites, and more
Ability to effectively analyze and evaluate information to make decisions, solve problems and achieve goals
Strong communication skills to effectively read, listen, comprehend, and convey information and ideas clearly, both verbally and in writing
Ability to apply analytical insights to inform and improve future projects
Ability to process information including gathering, assessing, coding, organizing, auditing, and verifying data
Attention to detail
