Job Description:

The Real Estate Analyst will work on complex transactions for the lease, acquisition, and sale of non-residential real estate. The primary tasks include (1) the daily analysis of title documents; (2) daily oral and written communications with internal and external stakeholders; and (3) the drafting and negotiation of new leases and of agreements for the acquisition and disposition of real property and easements.

Job Responsibility:

  • Negotiate and draft complex deeds, purchase and sale agreements, easements, licenses, Memoranda of Agreements and other agreements
  • Obtain information and coordinate and advance review of projects with internal and external stakeholders
  • Prepare complex real estate reports, graphics, and spreadsheets for the department, the Commission, and the Board of Supervisors
  • Make maps in the Geographic Information System (GIS) platform
  • Make recommendations regarding land-related environmental, economic, and legal issues, including evaluations and reports pursuant to the California Environmental Quality Act, local ordinances, general plans, and transfers of title and deeds
  • Review projects for compliance with SFPUC policies and standards
  • Serve as a liaison for the SFPUC to associated regulatory and advisory bodies, and work with SFPUC staff in other divisions to resolve sensitive land use and environmental issues requiring the SFPUC's use of SFPUC lands
  • Perform other job-related duties as required

Requirements:

  • Possession of a baccalaureate degree from an accredited college or university
  • Five (5) years full-time equivalent experience performing professional-level analytical work
  • Valid California Driver’s License

  • Tour new/assigned markets for the purpose of creating (or updating) segmentation plans
  • Manage assigned raze & rebuild projects including complete ownership of the entitlement process
  • Attend Zoning and Pre-App meetings for assigned projects
  • Works with Operations and Finance to develop sales and expense projections for development projects
  • Provides research for potential site acquisition opportunities, including, but not limited to ownership, legal records, zoning, traffic information, permitting regulations, competition intrusion, and comparable sales
  • Collaborates with landowners, real estate brokers, developers, development consultants, as well as city, county, and state officials to obtain information about potential or existing sites
  • Actively researches and monitors the growth plans of competitors
  • maintains a database listing and mapping of those growth plans, both confirmed and/or rumoured
  • Builds excel model proposals to justify new to industry, raze & rebuild, relocation and single site acquisition opportunities, utilizing a template developed by Circle K, and in cooperation with Finance and Facilities Department partners
