As a Property Manager, the responsibilities are extensive and varied however, you will primarily be accountable for the overall management of residential properties on behalf of and to the satisfaction of the owner and the tenant. The principal challenge in the position is to increase the number of properties managed by Belle Property Mermaid Beach and to devise innovative strategies to obtain and increase in net management revenue. Responsible for working in a team, the individual will be expected to demonstrate commitment and loyalty and perform all duties in accordance with the organisation’s office routines and procedures, keeping in mind the overall business objectives.
Job Responsibility:
Ensure the consistent delivery of high-quality property management services to owners and tenants
Manage a portfolio of residential properties, maintaining strong relationships and providing clear, timely communication to all parties
Prepare and distribute owner statements and payments, coordinate incoming and outgoing inspections, and ensure all leasing documentation is accurately prepared and lodged in accordance with legislative and company requirements
Oversee tenant selection, conduct market appraisals, recommend rental reviews, and prepare management submissions for prospective clients
Proactively manage arrears, minimise tribunal appearances, and prepare and present tribunal submissions when required
Coordinate property maintenance in line with owner instructions, liaising with tenants and trades to ensure repairs are completed promptly, cost-effectively, and to an acceptable standard
Maintain statutory records, trust accounting procedures, and compliance with ethical standards and industry codes of conduct
Work within allocated advertising budgets, contribute to rent roll growth, and support new business development initiatives
Requirements:
Current QLD Real Estate Certificate of Registration or Real Estate Licence (or ability to obtain)
Proven experience managing a residential property portfolio
Strong knowledge of QLD tenancy legislation and compliance requirements
Excellent communication and relationship-management skills with landlords and tenants
High level of organisation with the ability to manage competing priorities and deadlines
Confident decision-making and problem-solving capability
Experience with trust accounting procedures and statutory record-keeping
Ability to conduct inspections, rent reviews, and market appraisals
Proactive approach to arrears management and issue resolution
Strong attention to detail with accurate documentation skills
Professional presentation and punctual, reliable work ethic
Ability to work both autonomously and as part of a collaborative team
Sound computer skills and experience with property management software
Commitment to ethical standards and industry best practice
