Property Manager

• Oversee all aspects of property operations, including inspections, maintenance, and repairs to ensure safety and compliance with standards
• Advertise vacant units, screen potential tenants, negotiate leases, and enforce rental agreements
• Collect rent, security deposits, and other fees
• manage accounts receivable and operating expenses
• Develop and manage annual budgets, forecast financial needs, and provide regular reports on property performance to owners
• Handle tenant inquiries, complaints, and disputes
• foster positive relationships to promote tenant retention
• Coordinate with contractors and vendors for services such as landscaping, security, and trash removal
• Supervise on-site staff or maintenance teams, assessing performance and ensuring efficient operations
• Market properties to attract tenants and expand business opportunities

• Proven experience as a Property Manager or in a similar role (at least 3 years preferred)
• Bachelor's degree in real estate, business administration, finance, or a related field
• Strong knowledge of property management software, MS Office, and relevant databases
• Excellent communication, negotiation, and interpersonal skills
• Organizational and time-management abilities with attention to detail
• Customer-focused mindset with problem-solving skills
• Valid real estate broker's license in California (required for activities like leasing and rent collection)
• Certifications such as Certified Property Manager (CPM) or Accredited Residential Manager (ARM) from the Institute of Real Estate Management (IREM) are a plus
