We are looking for an experienced Property Manager to oversee the efficient operation and management of residential and commercial properties within a non-profit organization. Based in Stockton, California, this role requires a proactive individual capable of maintaining compliance with housing regulations, ensuring high occupancy rates, and delivering exceptional tenant service. This is a long-term contract position offering the opportunity to make a positive impact on the community.
Job Responsibility:
Manage the daily operations of properties, ensuring they are maintained and functioning effectively
Interpret and enforce housing policies, guidelines, and regulations to ensure compliance with admissions and occupancy standards
Develop and implement advertising strategies to attract eligible tenants and increase the waiting list
Uphold equal housing laws, process informal review requests, and address tenant concerns professionally
Market units effectively and conduct regular site inspections to ensure curb appeal and lease compliance
Maintain organized and accurate property files, records, and documentation
Document accidents and insurance claims following established risk management protocols
Achieve and maintain a minimum 97% occupancy rate across managed properties, with vacancy turnaround times of 20 days or less
Ensure monthly rental collections meet or exceed 97% of expected revenue
Perform unit inspections to assess property conditions and ensure completion of annual physical and housekeeping evaluations
Requirements:
Minimum of 3 years of experience in property management, including residential and commercial properties
Strong knowledge of HUD regulations and housing compliance standards
Proven ability to achieve high occupancy rates and manage rental collections efficiently
Excellent skills in marketing and tenant relations
Familiarity with asset management and risk management practices
Strong organizational and record-keeping abilities
Effective communication skills and the ability to address tenant concerns professionally
Proficiency in conducting property inspections and implementing improvements
