Strong background in housing disrepair, damp, and mould
Confident producing reports suitable for legal proceedings
Comfortable working with multiple stakeholders and acting as a central point of contact
Excellent communication and organisational skills

Job Responsibility

Specialising in disrepair cases, including complex property issues
Demonstrable experience in damp and mould inspections and reporting
Managing and scheduling property inspections
Producing clear, accurate technical reports
Attending court appearances where required and providing professional input
Acting as the key liaison between Property Inspectors and the Repairs Manager
Providing guidance and technical advice to four Property Inspectors (non–direct line management)

Requirements

Diploma or Degree in Civil Engineering, Building Science, or Architecture
Valid certification or registration with the relevant professional board (e.g., BEM, LAM, or RICS)
Minimum 5+ years of site experience, specifically in high-rise or large-scale residential projects
Proficiency in reading complex CAD drawings and BIM (Building Information Modeling)
Expert use of digital inspection software
High integrity, firm assertiveness, and an uncompromising eye for detail

Job Responsibility

Conduct daily inspections of all site activities (piling, structural framing, MEP rough-ins, and architectural finishes)
Witness and verify material testing, including concrete cube tests, tensile strength tests, and plumbing pressure tests
Ensure that only approved materials (as per the Material Submission Form) are used and stored correctly on-site
Verify that setting-out and levels are accurate according to the Surveyor’s benchmarks
Check reinforcement bar (rebar) sizing, spacing, and cleanliness before any concrete pour
Monitor and sign off on 'Request for Inspection' (RFI) forms submitted by the contractor
Maintain an accurate Site Diary, recording manpower, machinery, weather, and daily progress
Develop and update the Defect Log, tracking rectification works from identification through to final sign-off
Provide photographic evidence for progress payment valuations to ensure the developer only pays for work correctly completed
Escalate any safety violations or structural risks to the Safety Officer and Project Manager immediately
