Exciting opportunity for a Director of Management for a Property Management Firm. This position is responsible for leadership and direction of the Regional Property Managers and overseeing the operational and financial performance of the properties. Client is offering an incredible opportunity to join a fast growing private organization. This role does require 30%-50% travel. The pay range is $150,000-$180,000 and a full benefit package, including: health, dental, vision, short and long term, life insurance, 401k, paid holidays, sick time, and PTO.
Job Responsibility
Oversees regional budgets and monitors financial performance
Assists in developing and implementing a strategic plan that achieves company objectives, meets profitability goals, and maintains the owner's investments
Coordinates and manages reserve balances, withdrawals, and capital calls per owner instructions
Establishes and maintains a procurement policy
Recruits, trains, and motivates a high-quality team of regional managers and other staff
Ensures that all properties are properly managed and sufficiently staffed
Develops and implements processes and procedures where needed
Determines what kind of staff training is needed and helps to implement that training
Develops and maintains a strong relationship with management, property owners, and other key stakeholders
Reviews, analyzes, and interprets market data to identify emerging trends that may impact the performance of each property, and works with employees to develop and implement marketing plans that drive occupancy and growth
Ensures compliance with all federal, state, and local housing regulations, including Fair Housing, ADA, and program specific requirements
Visits properties on a regularly scheduled basis
Provides assistance to properties, when needed, in order to ensure that the MOR, REAC and/or NSPIRE inspections have passing scores
Identifies areas that need improvement and initiates solutions
Assists with the due diligence process for acquisitions
Serves as the company's communications lead for property management
Develops and maintains crisis communication protocols
Creates and distributes standardized talking points and messaging frameworks for regional and property-level staff to ensure consistency across all stakeholder communications
Promotes resident satisfaction and retention through timely response/resolutions to resident concerns, questions, and requests
Ensures emergency plans are in place and related systems are functional to provide the required safety standards for building occupants
Oversees a measured survey program, analyzing data, consolidating solutions to solve problems with management
Oversees escalated resident complaints and disputes that exceed the regional manager level, ensuring timely and professional resolution
Fosters a culture of respectful, consistent communication with residents at all properties, modeling and reinforcing service standards across staff
Requirements
10 or more years experience in multi-family property management, including direct supervision of others
Proven marketing and leasing experience
Experience with affordable housing, Low-Income Tax Credit, and Section 8 strongly preferred
BA/BS in Business or related field
Must have a Brokers License from the State of Illinois Department of Financial and Professional Regulation and keep it current
