We are looking for a dedicated Property Administrator to join our team in the Windsor, Connecticut area. In this Contract-to-Permanent position, you will play a vital role in managing residential properties while ensuring compliance with lease agreements and maintaining positive tenant relations. Job Responsibility:
Assist new residents by explaining lease terms, requirements, and responsibilities
Conduct background checks on applicants and provide recommendations for approval or rejection
Interview potential tenants, showcase available units, and explain the operations of dwelling equipment
Lease vacant units to eligible applicants and maintain an organized waiting list for prospective residents
Review tenant eligibility through initial examinations and re-certifications based on income and family composition
Collect rents, manage accounts receivable, prepare financial reports, and ensure accuracy in record-keeping
Monitor property maintenance by inspecting units and grounds, coordinating work orders, and ensuring adherence to safety standards
Prepare and review vacancy and delinquency reports, addressing payment issues and initiating appropriate follow-up actions
Investigate tenant complaints, resolve issues, and escalate unresolved matters to the Director as necessary
Collaborate with government agencies and housing authorities while maintaining compliance with Housing Corporation policies and regulations
Requirements:
Proven experience in residential property management, including lease administration and tenant relations
Familiarity with billing functions, budget preparation, and financial reporting processes
Strong organizational skills to manage waiting lists, work orders, and maintenance schedules effectively
Ability to conduct eligibility assessments and re-certifications for tenants based on income and family composition
Proficiency in monitoring and maintaining property records, including accounts receivable and rent rolls
Excellent communication skills to interact with tenants, contractors, and government agencies
Knowledge of housing regulations and policies applicable to the government sector
Capability to respond to emergencies and prioritize tasks under pressure
