We are looking for a skilled Property Administrator to oversee the operations and management of a residential community in Summerland Key, Florida. This Contract to permanent role offers the opportunity to ensure smooth day-to-day functionality while delivering exceptional resident experiences. The ideal candidate will excel in maintaining property standards, managing staff, and addressing operational challenges effectively.
Job Responsibility:
Oversee the daily operations of the community, ensuring all property functions run smoothly and efficiently
Manage rent collection processes, address delinquencies, and prepare financial reports including budgets and variance analyses
Coordinate maintenance activities, including scheduling preventive measures and managing vendor services
Supervise on-site personnel, including leasing agents, maintenance technicians, and concierge staff, fostering a collaborative work environment
Enforce lease agreements, community rules, and policies while maintaining positive relationships with residents
Conduct move-in and move-out inspections, ensuring units are prepared and turnover times are met
Address resident concerns and resolve conflicts promptly and professionally to maintain satisfaction
Develop and manage operating budgets, monitor expenses, and identify opportunities for cost savings
Work with contractors and vendors to obtain bids, negotiate contracts, and ensure high-quality services are delivered
Ensure compliance with local housing regulations, safety standards, and Fair Housing laws
Requirements:
Proven experience in property management, residential or commercial, with a focus on community operations
Knowledge of leasing processes and occupancy strategies to minimize vacancies
Familiarity with Yardi software and other property management tools
Strong understanding of local housing regulations, Fair Housing laws, and safety standards
Excellent communication and interpersonal skills for managing staff, residents, and vendors
Ability to prepare detailed financial reports and manage budgets effectively
