We are looking for a Property Administrator to support the successful operation of a residential community. This is a Contract position for a detail-oriented individual who can balance resident service, team coordination, and property administration while maintaining strong financial and regulatory discipline. The ideal candidate will help create a well-run, safe, and welcoming environment by overseeing daily activities, supporting staff performance, and keeping property records and processes organized.
Job Responsibility:
Oversee daily property operations to help maintain a safe, orderly, and resident-focused community environment
Guide onsite staff by assisting with hiring efforts, providing training, setting priorities, and addressing performance or workflow concerns
Administer resident intake and waiting list activities in accordance with Fair Housing, Section 504, and other applicable housing requirements
Coordinate maintenance requests, preventive service schedules, and vendor-supported repairs to help keep the property in good condition
Prepare for inspections and audits by organizing required documentation and confirming that compliance records are accurate and readily available
Support the financial administration of the property by tracking records, assisting with budget oversight, and monitoring performance against approved spending plans
Manage rent collection activities, daily deposit coordination, and delinquency follow-up while working to sustain strong occupancy levels
Maintain complete and accurate resident files for move-ins, renewals, and recertifications in line with established program guidelines
Conduct unit inspections, document findings, and initiate follow-up actions such as work orders, notices, or resident chargebacks when needed
Requirements:
High school diploma or equivalent required
At least 1 year of experience supervising staff or coordinating team performance required
Prior property management experience is preferred, and a real estate license or property management certification is a plus
Familiarity with affordable housing programs such as Section 8, tax credit communities, or related compliance frameworks is preferred
Proficiency with Microsoft Office 365 and the ability to learn new property, financial, and administrative systems quickly
Working knowledge of accounting and property operations tools, including accounts payable, accounts receivable, billing, budgeting, CRM platforms, or comparable software
Strong organizational skills with close attention to detail and the ability to manage multiple deadlines effectively
