Job Description:

We are looking for a skilled Property Administrator to oversee multiple residential communities in Honolulu, Hawaii. In this contract role, you will be responsible for managing day-to-day operations, ensuring compliance with company standards, and optimizing property profitability. This position requires a proactive approach to property management, financial oversight, and tenant relations.

Job Responsibility:

Supervise and monitor rental activities, ensuring occupancy management aligns with company goals
Analyze weekly traffic and closing ratios to maintain compliance with organizational standards
Oversee on-site marketing and advertising efforts while staying informed about market trends
Conduct monthly market research on competitors' rents and occupancy rates to refine pricing strategies
Collaborate with the Regional Property Supervisor on rental rate adjustments and market opportunities
Manage corporate housing programs to achieve operational success
Direct daily maintenance, landscaping, and other community operations, ensuring adherence to company standards
Perform monthly property inspections and prepare detailed reports with remedy plans and follow-up actions
Oversee timely rent collection, revenue transactions, and budgetary compliance
Prepare legal documents for tenant issues and represent the property in court proceedings where necessary

Requirements:

Proven experience in property management, including occupancy and rental oversight
Proficiency in accounts receivable processes and financial reporting
Knowledge of HVAC systems and landscape maintenance
Ability to conduct inspections and prepare detailed reports
Familiarity with lease administration and agreements
Strong communication skills for guided tours and tenant interactions
Experience managing switchboard operations with multiple phone lines
Availability for emergency services and weekend coverage as required
