We are looking for a skilled Property Accountant to join our team on a contract basis in Santa Monica, California. This position is ideal for candidates with a strong background in property accounting and financial management, particularly within the commercial real estate sector. In this role, you will handle accounting operations, financial reporting, and lease administration for a portfolio of properties, ensuring accuracy and compliance at all times.
Job Responsibility:
Manage monthly, quarterly, and annual financial reporting for a portfolio of commercial properties, ensuring accuracy and timeliness
Prepare and oversee annual operating and capital budgets, forecasting expenses and monitoring financial performance
Perform tenant billing, rent collection, and lease escalations, while reconciling accounts receivable and payable
Process vendor invoices and property payables, conducting variance analyses as needed
Ensure compliance with lease agreements by abstracting and administering lease-related financial obligations
Collaborate with project and corporate accounting teams to provide documentation and schedules for owner reporting
Maintain financial controls by reviewing vendor contracts and service agreements against budgetary guidelines
Utilize property management accounting software, such as MRI and Yardi, to handle financial transactions and reporting
Conduct property financial audits and inspections to ensure compliance and identify opportunities for improvement
Respond promptly to tenant inquiries regarding financial matters, account status, and billing concerns
Requirements:
Bachelor’s degree in Accounting, Finance, Business Administration, or a related field
At least 3 years of experience in property management accounting, preferably in commercial real estate
Proficiency in property management/accounting software, with MRI and Yardi experience highly preferred
Intermediate to advanced skills in Excel and other 365 applications
Strong knowledge of accrual accounting principles, general ledger functions, and financial reporting
Exceptional analytical skills, attention to detail, and ability to manage multiple priorities
Real Estate License required, if applicable by local/state law
Nice to have:
Relevant designations, such as Real Property Administrator (RPA), are a plus
