The town of Natick department of Facilities Management (DFM) seeks a Project Manager to help lead the town in planning and implementing the five-year capital improvement plan and other town projects. The DFM manages thirty-two buildings totaling over 1.3 million square feet, with a staff of approximately 55 and an operating budget of over $4 million. The Project Manager reports to the Director of Facilities.
Job Responsibility:
Oversees all aspects of project management from inception through design and construction, ensuring that project plans account for life cycle costs, long-term maintenance and repair, sustainability, and other lasting impacts
Work with consultants and stakeholders to develop designs and construction documents and with procurement to award contracts, administer work-related construction activities including project cost control and quality assurance, accurately report and document project information
Maintains customer satisfaction levels with quality communications to all stakeholders
Manage construction and renovation projects, adhering to town authorizations and MA public procurement laws
Ensures that construction and renovation activities are carried out according to specifications, schedules and budgets
Manage contracts with design and engineering professionals
monitor contracted scopes of work and payments
assess contractor payments for suitability to level of work performed
Prepares RFQs, project scope, preparation of bid specifications for the repair and maintenance of buildings and related equipment
Provides technical review and input for structural and mechanical systems
May be required to be available after hours
Manage vendors and may direct other facilities staff
Requirements:
Bachelor’s degree in engineering, construction management, architecture or similar field
Minimum of five years’ experience managing building projects in the public sector
Must be a Massachusetts Certified Public Purchasing Official (MCPPO)
Ability to communicate clearly and effectively, with excellent organizational skills
Knowledge of building construction, physical plant operations, MEP systems
Working knowledge of hazards and safety precautions common to facility maintenance, repair and construction activities such as OSHA
Working knowledge of state procurement laws and regulations, building management systems, and pertinent federal, state and local laws, codes and regulations
Valid Class D Motor Vehicle Driver’s License
Must be a certified MCPPO or be able to obtain the certification within 12 months
