The Building Services Project Manager plays a pivotal role in ensuring the seamless operation of all projects under the Studio Services umbrella. Reporting directly to the Vice President of Studio Services this role involves overseeing the planning, execution, and completion of building services projects, ensuring they are delivered on time, within budget, and to the highest quality standards. Projects range in scope from basic paint, carpet, fixture replacement to minor landlord TI projects. This role requires strong leadership, communication, and organizational skills, as well as a deep understanding of building services disciplines.
Job Responsibility:
Project planning and coordination
Develop comprehensive project plans, including scope, schedule, and budget
Coordinate with internal trades/departments, architects, engineers, contractors, and other stakeholders to ensure project requirements are met
Walk all projects and issue status reports daily
Team Leadership
Lead and manage project teams, providing guidance and support to ensure successful project delivery
Foster a collaborative and productive work environment
Budget and resource management
Monitor project budgets, manage costs to ensure financial objectives are met
Allocate resources effectively to optimize project efficiency
Assist with development on annual OpEx and CapEx budgets
Review project CPRs for submission
Client and stakeholder communications
Serve as the primary point of contact for clients, providing regular updates and addressing any concerns
Build and maintain strong relationships with all project stakeholders
Project Documentation
Maintain accurate and up-to-date project documentation, including initial SOW contracts, reports, and correspondence
Prepare and present project status reports to senior management
Requirements:
4+ years of experience supporting large campus, multiple tenant facilities or production studio operations
Previous experience creating and reading floor plans and space planning
Exceptional written and verbal interpersonal communication skills
Exceptional customer service skills
Excellent analytical skills (be able to review and retain a multitude of information and make decisions based on needs and budget concerns)
Excellent computer skills, specifically Microsoft Outlook, Word, Excel, MS Project, AdobePro, Monday.com
Excellent math skills and understand basic accounting functions.
Excellent knowledge of budgets and budget accountability for both operating and capital budgets
High level of motivational and organizational skills
Proficient in AutoCAD and Bluebeam
Resourceful and solutions oriented
Self-directed and autonomous in performing duties
Ability to resolve conflicts quickly and professionally under pressure
Able to work frequent extended hours and off-hours as necessary to accommodate client/project requirements (6am start time daily)
