Job Responsibility:
Feasibility & Acquisition: Assist in site selection and conduct comprehensive feasibility studies (financial modeling, risk assessment, and market analysis) to ensure project viability
Entitlements & Permitting: Navigate the complexities of local zoning laws, land use regulations, and environmental permits to secure all necessary approvals
Design Management: Coordinate with architects, civil engineers, and landscape designers to ensure project designs align with the budget and brand vision
Tendering & Procurement: Manage the selection process for General Contractors and specialist vendors
negotiate contracts to ensure cost-efficiency and quality
Construction Oversight: Perform regular site visits to monitor progress, ensure safety compliance, and maintain the highest standards of workmanship
Financial Control: Manage the project budget, including tracking draws, managing change orders, and ensuring the project achieves its target ROI
Post-Development Stage: Able to attain the CCC, work on vacant possession & Defecrs Liability Period
Requirements:
Bachelors Degree in Civil Engineering / Construction / Architecture
Minimum 7 years experience in property development
Must have experience in landed & high rise residential projects
Able to multitask well and have good people mamangement skills
Experience working with a property developer & completed project lifecycles either as a Project Manager or Assistant Project Manager
